This client is a large NGO that needed some professional Buyers Advocacy that included;

The office space had an original price expectation of $6 million. I was able to successfully negotiate $500,000 off the purchase price and secured this property off-market through some well constructed terms.

A quick glance at the December 2023 Vacancy Rates across North Queensland.
We can see Cairns trending slightly lower than Townsville.
The combined population for these two major North Queensland hubs is approx. 450,000 and they only have 234 vacancies available for rent is alarming.
This data highlights that North Queensland is one of the country’s hottest rental markets.
These tight vacancy rates continue to put upward pressure on rents. With many standard 4 bedroom homes renting for above $550 per week or roughly 27% on the household income.
These high rents also mean high yields for investors. Due to the current interest rate environment investors are flocking to high yielding areas like North Queensland.
With the supply pipeline looking grim for future rental stock, we are likely to see continuous price pressure being placed on these rental market across North Queensland.
Population movements, Affordability, Lifestyle and Infrastructure investment are also showing no signs of slowing down in these markets.
The outlook for 2024, is looking well and truely a good one for investors chasing high yields but renters may well and truely feel the financial pinch.
