The rate of profit-making sales across Brisbane rose through the March quarter to 94.6%, up from 93.6% in the previous quarter. The median gain from resales over the quarter was $266,000 across Brisbane dwellings, including $365,000 in the house segment, and $96,000 across units. The rate of profitability continued to rise in house sales, to 99.3% in the quarter. Profitability in the Brisbane house market continued to rise amid a strong 6.7% increase in values through the same period. Perhaps more remarkable however, was the sharp rise in the rate of profit-making sales across the unit market. The rate of profit- making unit resales jumped 440 basis points
in the March quarter, to 86.6%. This coincided with a 4.6% increase in Brisbane unit values in the same period. Of the capital cities, Brisbane recorded a relatively wide gap between the portion of profit-making sales across houses and units, at 12.7 percentage points. However, this has come down from a decade average of 17.7 percentage points. Both Brisbane houses and units continued to see value increases through to May, though the pace of increase in unit values actually overtook house value growth in the month. This could see a further narrowing of the gap in profitability between houses and units.

According to ABS housing finance data, investor lending has trended higher from mid-2020, reaching a recent peak of $11.6 billion in the month of March 2022.
Through the start of 2022, investment properties seemed increasingly attractive as rent growth outpaces the growth in values for the four months to May and gross rent yields rise.
in June, CoreLogic anticipated that it is likely an increase in interest rates will also gradually deter investment purchases, and could lead to less profitability in this segment. Currently, July's Rent values continued to climb 0.9% in the month of July, marking the sixth consecutive month that growth in rent values has been higher than growth in home values. Australian rents are now 9.8% higher over the year to July.

As widely expected, the Reserve Bank of Australia (RBA) lifted interest rates by another 50 basis points. The fourth rate hike in as many months, today’s decision takes the cash rate from an emergency low of 0.1% to 1.85%. Since commencing the tightening cycle on 5 May, 2022, the cash rate has risen by 175 basis points; but despite the rapid hike, the cash rate remains well below the pre-COVID decade average of 2.56%.
Clearly, the RBA is first and foremost in inflation fighting mode, and is probably prepared to look through any peripheral weakness in housing demand, or temporary slowdown in economic activity and looser labour markets, as the cash rate approaches a contractionary setting later this year. In fact, lower house prices and higher mortgage repayments may help to contain inflation through wealth effects, and limiting household consumption.
The good news is the RBA believes inflation will approach a peak towards the end of the year, implying the cash rate should stabilise as inflation reduces back to 2-3%. Potentially the cash rate could retrace some of the hikes through the second half of next year. In fact, this is the trajectory that financial markets are now pricing in, with the ASX cash rate futures indicating a peak in the cash rate at 3.32% by March next year followed by an easing back to 2.99% by the end of 2023.

The suburb of Arncliffe delivered a stronger performance in contrast to other Australian suburbs in terms of appreciation of property value. Investors saw the median home price rise to $709,000.
Average median unit prices in NSW have risen as a whole, pulling Arncliffe, 2205 values up and netting property investors a capital gain of 3.13% for the past year.
Arncliffe now ranks at the 436th place on a list of fastest growing suburbs in the territory. Figures from the previous quarter show that capital gains for real estate buyers in Arncliffe are high, as opposed to average gains per annum over the past five years.
Real estate investors could earn a rental income of $500 based on current median home prices for the suburb.

Adelaide housing values continue to outperform with the median dwelling value of approximately $629,000.
Adelaide was a little slower to boom than the east coast capital cities but once it got going it has remained one of the best performing capital city property markets.
The supply of new housing stock for sale is very tight at a time when competition for property remains strong.
Total advertised listings are more than 40% below the previous five-year average, while total sales were estimated to be 53% above the previous five-year average through the first quarter of the year.
