goModdi is a fundamentally different approach to traditional construction methods and building procurement. With the construction industry being a significant contributor to global CO2 emissions accounting for approximately 39% of the world's carbon emissions, and cement production alone contributing to about 8% of global CO2 emissions, goModdi offers a wholly new approach to the goal of sustainability with a ‘first principles’ approach to environmentally conscious construction and the environmental benefits afforded by prefabrication and lightweight modular construction.

Prefabricated modular construction significantly reduces waste. The traditional method of on site construction often involves cutting the materials on-site, this generates considerable waste due to off-cuts and errors. In contrast, goModdi modular construction is undertaken in a controlled environment where the materials are cut with precision. This precision reduces waste by optimising material usage and excess materials are reused or recycled. As a consequence, the overall waste produced is significantly lower when compared to traditional on site construction.

There is efficiency in the prefabricated, repeatable modular construction process itself, which translates to a lower carbon footprint. Since the modules are constructed in a controlled setting, multiple modules are built simultaneously, with repeated tasks that can be automated, speeding up the construction timeline. This efficiency reduces the time that machinery and labour is needed for construction, equipment operation, and workforce commuting. Products and materials are delivered to a single point for construction, which in turn decreases the amount of energy and emissions associated with transportation for project overall.

goModdi is designed with energy efficiency and sustainability in mind, designed to be highly energy-efficient, with better insulation and airtightness, reducing the need for heating and cooling. This energy-efficient quality construction helps lower the modules’ operational carbon footprint over their lifetimes, contributing to long-term sustainability and reduced environmental impact.

The goModdi approach has the ability to replace or recycle individual modules, resale and redistribution across various site, promoting a circular economy. Unlike traditional buildings, where renovations or structural changes can be resource-intensive and generate significant waste, goModdi modules are designed to allow for the easy removal, replacement, or refurbishment of individual modules within a home. This flexibility means that when a module reaches the end of its life cycle or requires an upgrade or repair, it can be detached and either refurbished for reuse elsewhere or recycled into new construction materials.

OMG!

Only a couple of days away from scheduled completion and the last few things are being closed out on the goModdi prototype modules. The amazing team at AJR Construct Pty Ltd really pulling out all the stops to wrap the modules up. So much activity that at one point there were three of us in the en-suite! As a consequence progress photos are mostly external.

I'm now referring to the prototype as the 'Display Home' because that's what we're going to use the prototype for. And to prove the point goModdi will be at Agfest Field Days, Tasmania, and when I say 'be there' I don't just mean we will attend.

WE ARE BRINGING THE WHOLE DISPLAY !!!!

AGFEST will be a great opportunity to come and see the goModdi display-home in the raw; and if interiors are your thing I promise you, you won't be disappointed. I am hoping to document the process, so if you can't make the AGFEST event we will still have a reveal.

It will blow your socks off!

Not to be outdone by last week's progress, here is a further update. The goModdi modules are soon to be complete. The two full prototype modules are assembled, with the cladding starting to be fitted.

Internally, joinery has been fitted; just tiling, fitting off of fixtures and fittings, and final painting to go.

PROGRESS!

With only a few days to go to the date for completion, the modules are really coming together now. Floors are in, look stunning! Joinery for the Kitchen/Laundry is being fitted. JMJ Joinery making the most of our efficient living design.

Tiling will come V soon. Can't wait for this.

goModdi modules are really coming along now. Finishes are starting to be applied. The floor finish is being laid right now. The floor beautifully compliments our three Interior design options (see website www.goModdi.com.au). thank you SISA Design Studio.

When coupled with excellently executed refined detailing, the interior quality of the goModdi product is going to be 'just wow!'

Back on track!

Here's some latest photos of the goModdi 'micro-home' prototype under construction. The two separate modules that make up the prototype are shown here, one with the removable/rotatable roof section in place. The modules will now come to completion quite quickly, painting flooring, fixtures and cladding.

The prototype is on the home stretch. We are excited.

Not only does the removable/rotatable roof section help with transportation, it also ensures that each module can be correctly orientated to suit any site, or configuration. Even if you decide to relocate or on-sell your modules they can then be reconfigured to suit the new orientation/configuration without compromise.

Customers are free to choose window locations, and a variety of sizes, all under one roof.

Developing a prototype can be complicated.

The process is similar to detailing for any new build construction. Though, with the modularised repeatable construction, goModdi relies on the resolution of details so that all modules will work seamlessly into the future, no matter how our customers personalise their configuration.

The image is some Sketches for the cladding we are using for the Prototype , though goModdi can be fitted with other sheet cladding , timber or cement sheet for example, whilst remaining fully compatible with any other aligned module.

What a difference in just two weeks!

Doors and windows are in, as well as the rough-in for electrical and plumbing, wrapped and insulated. The prototype configuration has a large double window. This is one of the options available to customers when configuring the modules to suit their own needs.

THE OFFSIDE RULE EXPLAINED!
..yeah nah, sorry ...not actually the offside rule (yawn!), but a concept just as tricky to put into words. So I have made a diagram in the hope that I can convey to you why the approach taken by goModdi has the potential to change the way you think about procuring accommodation....and a little explanation.

It comes down to the inter relationship of COST | TIME | QUALITY. It is said that you can have two of these fundamentals at anyone time, though not all three. For example; a project can be quick and low cost, but the product will be poor quality; it could be great quality and low cost, but it will take a very long time.

In a project the procurement team will try an achieve a balance, though in an effort to maintain quality, time and/or cost typically blows out.

In typical prefabricated projects, kit home etc, there is often an emphasis on the time saved (site time), whilst costs to the manufacturer remain the same (same amount of materials and labour) Pressure is applied by the customer on the manufacturer based on the myth that prefabricated products are cheaper, and in an effort to meet these customer expectation there is often an inevitable reduction in quality.

goModdi takes a fundamentally different approach. By combining reduced floor areas with truly modularised component design and assembly line construction techniques, all within a controlled environment, goModdi drives huge efficiencies across the whole procurement cycle. From design, through construction and on to completion. These novel goModdi intrinsic design efficiencies have the effect of 'compressing' the relationship of TIME | COST | QUALITY......meaning customers get a better product, faster and at a lower price relative to other building procurement methods.....GOAL!

Great to catch up with Lee at AJR Construct this week. Framing is coming together quickly now, and the goModdi modules are looking amazing!

I was there on the first day of winter. The weather outside was atrocious, though the construction team were able to continue working in relative warmth and dry.

A huge benefit for prefabrication is construction continues despite bad weather. The materials that form the internal linings of the modules remain protected from the rain and damp, and the construction team are unhampered from doing what they do best, ensuring quality can be of the highest standards.

Prefabrication ensures certainty for Quality, Time and Cost.
