Buying your first home can seem out of reach, especially if you live or work somewhere expensive (like inner-city Melbourne).

One way to navigate high property prices is by rentvesting. Instead of buying a home in your current suburb/city, you keep renting. You can then invest in a more affordable region with strong projected growth. It's the best of both worlds – better appreciation and a lower barrier to market entry.

Rentvesting might seem counterintuitive (why rent when you could live in your own home?), but it can be a good wealth creation strategy, especially if you want to live in a higher-priced area for lifestyle or work.

Want to reduce the interest you pay on your home loan?

You don't always need to make more repayments or get a lower rate. Think about adding an offset account to your loan instead.

It's an everyday transaction account linked to your home loan ... ... and the account balance is deducted from your loan principal.

So, if you had $150,000 in your offset and $1,100,000 on your principal, you'd only pay interest on $950,000. Over time, those savings can make a big difference to your overall repayments.

If you're thinking about a new mortgage, talk to your mortgage broker about what an offset account could mean for you.

Already have a loan? Ask your broker about adding an offset account during your next mortgage review (every 12–18 months).

Apartment or house?

When you're investing in property, there's a big difference.

Apartments can SEEM more affordable for first-time investors (and they often are).

But there's a catch: Apartments don't benefit from land appreciation.

That means they often won't see the same capital gains as free-standing homes.

They may also come with body corporate fees and other costs that eat into your returns.

Many people who buy apartments do so for lifestyle purposes as owner-occupiers – NOT investors.

How long has it been since you checked your mortgage?

Most property loans have terms of 20 to 30 years... but that shouldn't stop you from reviewing yours every 12 to 18 months.
