The reserve bank increased rates again today the forecast is thst a further 0.5% is still on the cards in this calendar year.
The theory behind further increases is the massive gap in new home starts versus population growth through immigration and school
Leavers .
At this time in history we are experiencing one of the largest gaps in supply .
The problem is exacerbated by the fact that the Victorian government is introducing 7 star as well as reforms to housing to include increased accessibility to disabled for new home builds.
Whilst both are good initiatives for society overall they will force building costs up ! This is on the back of the most significant building cost rises we have experienced in history as a result of covid and global shortages in material supply .
Lifestyle changes including the shift to work from home and low unemployment are all driving wages growth
Inflationary control is beyond traditional monetary policy controls !
The decision at the last election to not interfere in the by not increasing interest rates under pressure from the liberal government has caused a massive reactionary lag and will no doubt result in a necessary over correction next year to stifle inflationary pressure which won’t come into line until 2024.
Whilst there is a nervous sentiment in the market, rents are at all time highs and demand is increasing for rental properties
It’s a great time to consider fixed interest rates with all market factors considered !
