Ever wondered what's safeguarding those shared spaces in your apartment block or townhouse complex? Itโs strata insurance - and itโs a must-have.
Strata Insurance primarily covers common or shared property under the ownership of a strata title or body corporate entity. Think lifts, swimming pools, car parks, gardens, and even shared electrics.
This isnโt just for residential buildings - business buildings can also be a part of a strata.
Why do you need strata insurance?
โ
Legal requirement: In most Australian states and territories, it's a must-have for body corporates.
โ
Peace of mind: It helps ensure that all owners are protected from hefty costs after unexpected events.
โ
Comprehensive coverage: From public liability to replacement of shared assets, strata insurance will cover you for unforeseen costs.
Living or working in a strata community and unsure whether you need strata insurance? Drop a comment or send a DM and Iโll be happy to give you some free advice.
In terms of the Strata Titles Act of WA, Workers Compensation is compulsory if it is legally required.
The Strata body corporate will need to determine if it is required. Below are good places to start researching:
-> https://www.legislation.wa.gov.au/legislation/statutes.nsf/main_mrtitle_938_homepage.html
-> https://www.workcover.wa.gov.au/
WorkCover WAIt covers people that attend the property to perform work that they are hired to do, for example a Plumber, Electrician, Gardeners, Cleaners etc
With the price of WA workers compensation for strata being so affordable it could be worth purchasing the policy to protect the Strata, rather than open up the possibility of an โOffice Bearersโ claim for non-purchase.
Professional Indemnity Insurance helps protect your business by covering costs from claims due to errors, omissions, or negligence in your professional services.
Think of it as your business's safety net.
If you offer professional advice, services, or consultancy, this insurance makes sure that one mistake doesn't hurt your company's finances.
It's not just about financial protection โ it's also about maintaining your business's reputation and operating confidently, knowing you have a backup plan.

โ Ever wondered how insurance premiums are calculated?
Youโre not alone - I often have clients ask me whatโs taken into account when figuring out how much youโll pay.
Put simply, premiums are determined by a range of factors including your personal risk profile, business risks, type of policy, and the amount of coverage you select.
Think of it like a custom-tailored suit โ it fits your individual requirements and business.
Which is why itโs a good idea to work with a broker - we can make sure everything you need is on the policy, and make sure your insurance is tailored to you and your business.

A. While an insurance policy will cover malicious damage, it doesn't cover malicious damage caused by you and in some cases, your family. ๐จโ๐ฉโ๐ฆ
If your brother is one of the business owners, you won't be covered. And some insurers won't pay out a claim even if your brother isn't involved in your business, but is living with you.

Did you know - some insurance policies will extend your cover for tools or stock housed inside a shipping container in your yard? ๐ค
This is good to know if you don't have enough room for all of your tools inside your workshop.
However, not all insurers will do this, and not all insurers have the same conditions.
For example:
๐ some insurance companies require the shipping container to be permanently situated in your yard.
๐ other insurers require the shipping container to be fixed to the building or a slab.

Help - catastrophe!
Think of this scenario:
* a cyclone hits and damages a lot of buildings in your town
* nearly everyone's building has damage but there are only 2 builders that live in town and they can't keep up with all the repair work
Your insurer will pay the extra or escalated costs to help rebuild your business property by covering the costs to bring in other builders.
This can apply to strata buildings as well.
Ask us if you have catastrophe cover in your insurance policy today.
-----
There are restrictions to this benefit:
* the Insurance Council or other authority has to declare the event a catastrophe

Help! I can't work from my shop and I'm not earning an income!
Business Interruption insurance is like purchasing an income protection insurance policy for your business.
When your business is injured and it can't produce an income a business interruption insurance policy can pay.
This insurance is great for business owners who rely on their buildings to be able to generate income (retail shops, workshops).
You can use this income to pay loans and wages while you wait for your building to be repaired.
In some circumstances, we can use the money to temporarily move you into another premises so you can keep working and you don't lose any of your loyal customers
Beware! there are clauses in these types of insurance where you need to declare your correct earnings. Declaring the wrong amount might mean a claim won't be paid in full.

October is Cyber Security Awareness Month and Iโd like to take a moment to shine the spotlight on the weakest point of your security - YOU!
Humans are the unpredictable element in the cybersecurity realm. We might slip on a deceptive phishing email or, on the flip side, brilliantly defend our digital assets.
Ever used โpassword123โ as a password? ๐คญ Let's level up our cyber game!
You might think youโre pretty polished when it comes to cyber security, but there are always ways to improve.

Navigating the world of insurance claims? Weโre here to make it as smooth as possible, and hereโs a breakdown of how it works:
โ
โ
Notification: Inform us immediately after the incident. The sooner, the better.
โ
Evaluation: Weโll help assess the situation and the insurer may appoint an adjuster - someone whoโll evaluate the loss - or ask for an official estimate of damages.
โ
Documentation: Gather all necessary documents and send them over to us. This might include receipts, photos of damage, police reports, or medical bills, depending on the claim type.
โ
Approval: Weโll review all the documents and send them over to the insurer whoโll determine the payout amount.
โ
Settlement: Once approved, you'll receive your compensation. Youโll have the opportunity to review the settlement breakdown with us and ask any questions you might have.
While every claim is a little different, this gives you a general idea of what to expect. Need more insights or help navigating your claim? Reach out and weโll give you any advice you might need.
Are your insurances up to date? As a tradie, every day you go to work, you are putting yourself at risk, so itโs important youโre protected.
In 2021 alone there were 169 workplace deaths in Australia - and we are one of the safer countries.
But itโs not just injury youโre at risk of, you can also be exposed to harmful chemicals or dust (like asbestos), or your equipment could breakdown and leave you unable to finish a job.
So, how do you safeguard yourself?
There are different types of insurance, but I thought Iโd just give you a rundown on the main ones to consider as a tradie:
โ
Public liability insurance: Cover for injuries or property damage to third parties.
โ
Personal accident & illness: Financial support if you're unable to work due to injury or sickness.
โ
Tool & equipment insurance: Protect your expensive tools against theft or damage.
โ
Income protection: Ensure you're covered for any periods you might be out of work.
Don't leave your safety and financial security to chance. If youโre unsure if youโre adequately protected - reach out and letโs chat.
Considering renting out your investment property?
Rental properties are a great way to make some extra income but forgoing landlord insurance can be dangerous.
Here's why:
โค๏ธโ๐ฉน Liability issues: Without insurance, you're personally liable for any injuries or accidents that occur on your property.
๐๏ธ Property damage: Natural disasters, vandalism, or accidental damages can lead to costly repairs.
๐ธ Loss of rent: In case of significant damages, your property might be uninhabitable for months. Insurance can cover the lost income during repairs.
โ๏ธ Legal disputes: Tenant disputes can escalate. Liability coverage can help with potential legal fees.
While insurance may seem like an additional expense, it's a safety net that could save you from a massive financial burden - trust me, Iโve seen some devastating consequences from clients whoโve come to me after their properties were damaged.
Donโt have landlord insurance yet, or looking to renew your policy? Get in touch and let's discuss keeping your investment property safe.
There's a misconception that if you're running your business from the comfort of your home, you're free from risk. I wish this was the case, but even if you own a home-based business I still recommend taking out insurance.
Why? Well, letโs set the record straightโฆ
โ Myth: My home insurance will cover all my business assets.
โ
Fact: Most home insurance policies exclude or limit coverage for business-related damages or losses.
โ Myth: I don't have clients visiting, so I don't need liability coverage.
โ
Fact: Accidents can happen in various ways, like a courier tripping while delivering a package for your business.
โ Myth: My online home business isn't prone to cyber threats.
โ
Fact: Small, home-based businesses can be attractive targets for cybercriminals due to perceived weaker security.
โ Myth: It's just a side gig - insurance seems overboard.
โ
Fact: Even side businesses can face major financial setbacks without proper coverage.
Remember, risks don't discriminate based on where you do business. If you donโt yet have insurance and your business is based out of your house, this is probably something you should consider.
Hit me up with your questions and I can send you a free quote that is tailored specifically for your home-based business.
While thereโs no doubting cyber insurance is important, Iโm still a big believer that prevention is the best cure.
But how can you keep your tech safe? Here are some quick tips to help your business avoid a cyber attack.
๐ฅ๏ธ Regular updates: Keep all systems, apps, and software up-to-date. Patches often fix security vulnerabilities.
๐ง Employee training: Ensure your team knows about phishing threats, safe browsing, and secure password practices.
๐ Backup: Regularly back up data both locally and in the cloud. If hit by ransomware, you won't be left in the lurch.
๐ Multi-Factor Authentication: Always enable MFA for an added layer of security.
โ
And of course, make sure you choose the right cyber insurance: Ensure your policy covers various threats like data breaches, ransomware, and business interruption.
While robust cyber security practices can fend off many threats, cyber insurance acts as your safety net, catching those unexpected challenges.
Unsure as to whether you need cyber insurance or how much it could cost? Send me a DM or leave a comment and Iโll answer any questions you might have.
