So let me introduce to Joanna and why I’m excited and honoured to have her joining me in October

Joanna entered the property industry in 2018 as a complete newbie, starting her Rent-to-Serviced Accommodation business while on maternity leave from her role as an early years teacher. While that business allowed her to leave teaching, she recognised the limitations of her initial model as she progressed in her business and property education.

In 2022, Joanna launched Pay As U Stay, a property management company specialising in serviced accommodation management, mirroring the structure of letting agencies dealing with long-term rentals. She is a passionate advocate of serviced accommodation as both a business model and an investment strategy. Joanna focuses on structuring it in a way that benefits both investors and management companies alike, discussing topics such as how to ensure the safety of funds collected on behalf of investors and how management companies can introduce multiple income streams—an aspect she missed in her initial Rent-to-Serviced Accommodation business.

Entering the short-term rentals industry has opened numerous opportunities for Joanna, including starting her own investment portfolio and establishing a virtual assistant recruitment business. Beyond her property ventures, Joanna believes true success comes from a holistic approach. She places a strong emphasis on mindset development and is dedicated to helping others achieve their personal and professional goals.

Public speaking, training, and coaching have become integral to her work, allowing her to share her journey and insights with others.

When she is not working, Joanna enjoys spending quality time with her daughter, staying fit, and unwinding with a good book by the fire.

Our keynote speaker for the August event brought a wealth of knowledge about one of the most beloved areas of the property sector: HMOs and particular mine, that allowed me to exit working for other people a few years ago.

This month, we were thrilled to have Richard Nicholls, an expert HMO valuer and sales professional, who provided a fantastic keynote on the current HMO landscape, sales, and the critical factors that make an HMO saleable or not. He also discussed understanding its value, licensing, and much more, all while discussing the importance of having an exit plan. It was an evening filled with invaluable insights and humour

Richard has completed over 750 HMO sales and takes a personal approach, visiting dozens of HMOs across the country each month. His expertise was evident in this particular area , and there was plenty of Q&A from our engaged audience.

Firstly like to give a massive Shout out to our one and only Claire Payne, Girl you are Fabulous and so much fun on the night, Value, Content, and full engagement from everyone within the room!!

Claire’s talk was all around Branding, Marketing and Elevating to the next Level
Those that know Claire and heard her key note Wednesday night know she is a property investor, serviced accommodation operator, and marketing trainer and coach to property people.

It’s fair to say that the presentation and content shared shows that her extensive knowledge within marketing and lots of nuggets taken away by all on the night! Lots of great takeaways but Clare spoke about your normal typical marketing funnels to the role and funnel through social media, talked about the blocks we have within our business and engagement from people where people don’t post because lack of time, or what content to say or simply the fear of negative feedback, I think for us all these points resonate at some point and one of the things we JUST have to DO IT!

About last night’s property event: we welcomed two fabulous people 🫶🏻 who supported the event here in Leamington Spa, held at the Leamington Golf and Country Club. Lots of value was shared within the room, and there was plenty of Q&A from our audience too.

First up, we had the pleasure of welcoming Michael Primrose to the stage. Also known as ‘The Property Finance Guy,’ Michael is the owner of The Property Finance Collective, a commercial finance brokerage specializing in Development Finance, Bridging Finance, and Commercial Mortgages.

With a passion for creative finance and the ability to structure deals, Michael loves helping first-time developers and investors get deals structured and secure finance. A deal was actually completed the day of the event, and Michael was able to catch up with someone in the room on the deal they both completed 🔥.

After the networking break, we welcomed Keira Rawden, who provided a fantastic keynote on all things legal. With over 20 years of experience as a solicitor dealing with commercial and residential property conveyancing and property law, Keira’s knowledge is extensive. She has experience in all types of commercial property work, including the sale and purchase of commercial land, leases of retail, industrial, and office properties, and development work for residential sites and commercial builds. We are honored to have her as part of our community.

We also welcomed the lovely Leanne, who I am pleased to announce as one of our newest sponsors for Leamington Spa. Leanne provided insight into her businesses and how she can offer financial savings for your business, as well as a lifestyle aspect that can benefit us all.
