Higher interest rates and the rising cost of living continue to impact the housing market. June inventory levels trended up over last month and were 54 per cent higher than 2023’s levels and well above long-term trends for the month. Higher inventory levels also impacted the overall price index when comparing average sale price to May 2024.

This past month we saw a decline in sales accompanied by an increase in new listings. Although new listings showed improvement across various price brackets, the most significant increase was seen in homes priced above $1,000,000.
The collective effect of reduced sales and heightened new listings led to a notable increase in inventory levels compared to May of the previous year, and the highest May level reported since 2018.

👏🏻The Bank of Canada reduced its target for the overnight lending rate today by 25 basis points to 4.75%. The long-awaited move comes after 11 months of rate holds, and marks the first time in more than four years that the key lending rate has been cut.
“Our research indicates that half of sidelined homebuyers in Canada plan to resume their home search plans once the bank rate begins to drop. This will no doubt spark activity and put upward pressure on home prices in the second half of the year,” said Phil Soper, president and CEO of Royal LePage. 🏠

According to a recent Royal LePage survey of Canadians living in the greater regions of Toronto, Montreal and Vancouver, conducted by Hill & Knowlton,1 half of respondents (50%) say they would consider buying a property in one of Canada’s most affordable Canadian cities, if they were able to find a job or work remotely. Among renters in these regions, 60% say they’d be willing to relocate, while 45% of current homeowners say they would consider it.
