Royal LePage's Q2 2024 Home Price Update and Market Forecast!

Interest rate cut hasn't led to rush of homebuyer demand yet according to Royal LePage data.

Canadian real estate remains in prolonged catch-up period as buyers idle on the sidelines.

According to Phil Soper, President and CEO of Royal LePage, “Canada’s housing market is struggling to find a consistent rhythm, as the last three months clearly demonstrated,” said Phil Soper, president and CEO, Royal LePage. “Nationally, home prices rose while the number of properties bought and sold sagged; an unusual dynamic. The silver lining: inventory levels in many regions have climbed materially. This is the closest we’ve been to a balanced market in several years.”

With an increase in new listings, and over double the number of expired listings, buyers have more options to choose from, intensifying competition among

According to the Guelph and District Association of Realtors, the number of homes sold through the MLS® System of the Guelph and District Association of REALTORS® totaled 361 units in June 2024. This was down sharply by 12.2% from June 2023.

Should You Wait For Lower Interest Rates? Should you buy now, or wait for a possible decrease in interest rates?

The appeal of lower borrowing costs is hard to ignore. Potentially lower rates can promise significant savings over the lifespan of a mortgage. However, this strategy raises a critical question: are the unknowns of waiting worth the risk of rising home prices?

The crucial decision is whether to buy now at a possibly higher rate, or to delay in hopes of a rate decrease. But, low supply and high demand are common. In markets like Ontario’s, significant price drops are unlikely, even if a market adjustment occurs. So waiting might not actually improve affordability, as one might hope.
