I have been in the mortgage business for over 25 years and this is the most heartbreaking market I have been in.
This is written from my point of view and the opinions are of mine only.

When I was early 20's, I was able to buy a home for myself, many of my girlfriends bought homes on their own and it wasn't because we had parents helping us, it was because it was affordable on one income to own a home. It felt good to have my independence and security of a roof over my head. I worked hard to make sure I could pay for it and I took great care of my investment so it would grow.

Our young professionals today do not have that same opportunity. I talk to folks earning good incomes for NS, great credit, good savings. People who deserve to have a home but because of all of the regulations our government has put on us they can not. Due to high prices, high interest rates, strict rules and regulations, supply and demand, a home is now a luxury item for the elite.

Here are some changes you can fight for to make homes affordable for Canadians because what the government is doing is not working. Their solution is to have an app that they paid 1.6 million on, so people who do own homes can rent out rooms to people who do not have a place to stay. I thought we already had this and it was called Kijiji. That 1.6 million could go a long way to supporting someone who is sleeping on the ground and that is not a solution Tim Houston.

Things that the Government can do to help Canadians, especially Nova Scotians afford a roof over their head.

- Reduce the Qualifying rate. Currently, every person has to qualify at 2% above the mortgage rate you have for the next 5 years. For someone making 60K a year, with monthly debts of 400.00, and property taxes of about 2700 a year the max purchase price would be 206610.00. If we take away the 2%, they would qualify for an additional 40K which could be the difference between owning something and not owning something.

- If you have a line of credit (LOC) with a balance owing. We have to use 3% of the balance as your repayment amount. Even though you may only be required to pay 135.00 or interest only. A payment on a 20K LOC that we have to use is 600. This would drop the amount you could qualify for from 227K down to 179K.

- We need to handle immigration responsibly. We need the infrastructure and medical doctors to be able to service the millions of people our government plans on bringing in. I have had half of the clients I worked with in the past 5 years who were professionals that moved here and have left to go back to their home country because of our lack of health care, unaffordable housing and the absolute nightmare of applying for permanent residency.

- Ask your politicians what they are doing to help our next generation.

- Extend the amortization to 30 years so the payments can be more affordable.

- Down payment assistance programs that fit with our market and truly only go to those who need it.
How can our youth afford to save for a down payment with the costs of everything so high.

Things you can do as a First Time Home Buyer to prepare to buy a home.

- Establish a good credit history. This is fundamental basis for all credit in your life. Reach out to me if you, or someone in your family wants information on the best way to establish credit.

- Don't buy the fancy car or truck or you may have to live in it. A big reason people don't qualify for the home price they want is because of debt and mostly car debt.

- Save, Save, Save. Be a minimalist, watch budgeting shows or read Rich Dad Poor Dad.

- Talk to a professional with experience to ask what you need to do to get ready. It takes some people a few years to get ready. The bank person may be on their second week at the job, ask your professional what experience they have.

- Always ask for a raise, if your income is staying stagnant it's actually going down. Move to the competitor and negotiate a raise.

- Don't be afraid to buy with a friend. You must have an exit strategy though in case one of you wants to get out of it.

- Parents can co-sign to help qualify.
