Updates from the 2024 BC Government budget that directly impact the mortgage industry and housing market in BC
π Property Transfer Tax Exemptions: The 2024 budget brings changes to the Property Transfer Tax exemptions:
1οΈβ£ First-Time Homebuyersβ Program: The threshold for this program has finally been increased. Now, qualifying first-time buyers can enjoy a complete exemption on the first $500,000 of homes valued up to $835,000, potentially saving up to $8,000.
2οΈβ£ Newly Built Homes: Buyers of newly built homes will now see an increase in the exemption from the current $750,000 to $1,100,000. π°
These changes are designed to support homebuyers and stimulate the housing market.

π¦ The Bank of Canada has announced this morning another 0.25% increase to their overnight lending rate, which corresponds to a 0.25% increase to prime. π
In its updated Monetary Policy Report, the bank said it expects CPI inflation to hover around 3% for the next year before declining to 2% by mid-2025. It also expects real GDP growth of 1.8% in 2023 and 1.2% in 2024 before picking up to 2.4% in 2025.
As higher interest rates continue to work their way through the economy, the Bank expects economic growth to slow. π

Welcome changes to the Foreign Buyerβs Ban announced.
Changes include:
1. Work Permit Holders - can purchase property as long as 183 days or more remain on the work permit.
2. Vacant Land Zoned for Residential or Mixed Use - ban lifted
3. Exception for Development Purchases
4. Increasing the Corporation Foreign Control Threshold from 3% to 10%.
