Bank of Canada reduces policy rate by 25 basis points The Bank of Canada today reduced its target for the overnight rate to 4¾%, with the Bank Rate at 5% and the deposit rate at 4¾%. The Bank is continuing its policy of balance sheet normalization.

Being a mortgage agent, I work with over 50 different lenders, including banks. It's my job to find the best rate, and the best mortgage product to suit my clients needs!

I do a lot of business with the big banks, but a bank mortgage product isn't always for everyone, and bank mortgages can have some negative aspects to them too, such as their penalty calculations if you break the mortgage prior to the maturity date...

Here's an illustration with current rates, assuming you enter into a 5yr fixed at 4.99% with a $380,000 loan amount. If you were to break the mortgage in 2027 with 2 years remaining when rates are 3.50% (just an example, we have no way of knowing what rates will be in 2027), here is what your penalty would be with some of the major banks VS some of our monoline lenders. Bank penalty calculations can be substantially higher.

We had our annual Christmas party last Friday December 1st! As usual it was a wonderful event spent with my awesome colleagues and amazing lender partners! I was very honoured to receive a couple of awards too this year, which means a lot! “Breakout Performance”, and “The Chris Everyone Likes Better” award LOL (all in good fun obviously)… sorry Chris Matthey, we all love you though!
