In July 2024, benchmark prices for detached homes in various regions fluctuated by 2% compared to June of the this year.
Compared to July of last year, the prices in various regions have experienced different degrees of decline. Among them, Mississauga saw the largest decrease of 5.7%.

In July, the average selling price for detached in Toronto was $1.65 million, marking a year-on-year increase of 0.5%, and there was a 6.3% decrease compared to the previous month. Condo town and condo apart had average selling prices of $840k and $750k, respectively. The prices of townhouses have dropped by approximately 14% compared to last year, while the prices of condos have remained unchanged.
Sales of both detached and semi-detached houses saw a decrease of approximately 20% compared to June of this year. Sales ratios for various property types all hovered above 25%, with Semi-Detached reaching 50%.
Additionally, the quantity of available housing inventory in the market showed varying degrees of decrease compared to January of the previous year.

The real estate market were up in July 2024 in comparison to July 2023. TRREB market statistics reported 5,391 sales in the GTA during the month, 3.3% increase compared to the same period in 2023.
The average selling price in the GTA decrease 0.9% to $1.11 million, Compared to June of this year, prices have remained relatively stable. The days on market is 24, an increase of 4 days compared to this June.
The number of newly listed homes during the month was 16,296, resulting in a sales-to-new listings ratio of a buyer-favored 33.1%.

In June, 1,339 units were sold, a 46% decrease compared to last year. Condo apartments accounted for 732 of these sales, down 61% from June last year and 68% below the ten-year average. There were 607 new single-family homes sold, a 5% increase from June last year but 38% below the ten-year average.
The benchmark price for new condo apartments in June was approximately 1.02 million, a 6% decrease year-over-year; the benchmark price for new single-family homes was about 1.61 million, a 6% decrease year-over-year. Additionally, the remaining inventory of new homes was 21,158 units, including 17,391 condo units and 3,767 single-family homes.
