Here's a few nuggets from September data that stood out:
• Depsite a very challenging borrowing environment that has priced a lot of buyers out of the current market, certain areas in the GTA saw a seasonal bump in average sold prices at a time when prices are generally falling throughout the region.
• Toronto average sold prices rose 11.3% month-over-month at a time when sales are hovering at 30-year lows and inventory has (finally) surpassed the 10-year average.
• One reason for the price jump was that the sales of detached homes and semis in Toronto were up 22% & 16% respectively while sales of townhomes and condo apartments fell last month. So of the 1,744 sales in September, there was a higher % of more expensive property types sold which helped bring the average up.
• However, the same mix of property types sold also shifted in kind for Oakville & Mississauga.
• To me, this chart underscores one of the fundamental rules of residential real estate: LOCATION. Properties located in highly sought after neighborhoods will always be in demand.
