👉🏼New listings across the GTA were down by more than 1/3 year over year. Fewer listings relative to sales meant there was more competition between buyers, supporting an improvement in selling prices since the beginning of this year.

📊The Durham Region has seen consistent improvement in average sale price month over month in 2023, with a total increase of 9.4% from December of 2022. Toronto is up 10% this year so far.

📉The average days a home is taking to sell dropped again in April, proving demand from buyers is high in the area. While homes are averaging 18 days on the market, selling prices are still topping out at 103% of list price.

🏡Buyers looking for a little breathing room can head east and north. The days on market was recorded at 29 in Northumberland, 26 Peterborough, and 28 in Kawartha Lakes, with all areas selling under asking price on average.

💰The Bank of Canada has held it’s rate at 4.5% for it’s last two updates. Watch for an analysis on June 7th when the BOC meets again.

💰The average price in Durham Region was $886,849 in January representing a slight increase compared to December. Many towns across the GTA and east experienced significant increases in average sale price month over month. Did your town see a bump?

- Oshawa stabilized with no drop
- Ajax +5%
- Clarington +9%
- Scugog +13%
- Cobourg +1%
- Peterborough +4%
- Brighton +46%

🏡Townhouses and semis are showing that first time home buyers and investors are not afraid to make offers. Across the GTA, many sellers benefitted from multiple offers again. Take a look at the jump in sale prices on entry level!

- Toronto townhouses +24%
- Durham semis +6%
- York semis +4%
- Peterborough semis +31%

🗝Sales are also picking up! The Durham Region saw a 4% increase in the number of transactions from December, with some areas recording higher.

- Whitby +15%
- Pickering +10%
- Uxbridge +17%

Buyers heading east increased the numbers of sales in

- Cobourg +50%
- Peterborough +6%

🏡The beginning of the COVID-19 pandemic and initial lockdown slowed the April 2020 market. Growth in numbers across the board when comparing year over year is a sign of strong recovery in the real estate industry. Homes across the GTA continue to sell well over asking.
☀️As we are currently in a provincial lockdown, we may experience another significant increase during the summer market.

🔎The market cooled slightly across the GTA coming out of a strong March. The Durham Region held it’s own in comparison to Toronto and regions to the west. While the number of transactions decreased in the Durham Region in April, with just .7 months of inventory in property values held strong.

📊The overall average sale price decreased from March by just .4%. Looking at detached homes, they increased .52% month over month and a whopping 50% from April of 2020. Clarington and Brock both saw substantial growth month over month as well as year over year.

Market Update 🏘

🔥The number of new listings in Durham reached 945 in January, a significant 51 per cent increase compared to the number of listings in December.
The average sale price was up 13 % from December and 34% year over year.
The Durham Region has less than a months supply of inventory and a significant influx of buyers in our market. Oshawa led the region with the most sales in January with 202 transactions and an average selling price of $731,880.

📊The Oshawa Census Metropolitan Area (CMA) is leading the country in population growth according to a new ranking from Statistics Canada, the Oshawa CMA had a population growth rate of 2.1 per cent in 2020. The Oshawa CMA also includes Whitby and Clarington.
📣According to a HuffPost article, Oshawa is one the best cities to move to for those moving out of Toronto to surrounding communities. Oshawa ranked fifth and was the only Durham Region municipality to make the list.

October was a fast paced market. Transactions in the Durham Region were up month over month and saw a 21% increase year over year. Homes across the region sold on average for 99% of list price and in less time dropping from 25 days on market in September to 22 in October.
Semi detached homes saw the greatest gains in October, increasing 7.8 percent from September and 11% year over year. Condos took a small hit in previous months but are beginning to see increase again.

A break down of the largest gains in number of transactions year over year:

Oshawa 18%
Whitby 30%
Scugog 17%
Pickering 35%

“During the federal election, some parties committed to more flexibility regarding mortgage lending, including the reintroduction of a 30-year amortization period for insured mortgages and flexibility of the OSFI mortgage stress test application,” said Durham Region of Association President Tina Sorichetti. “We hope to see these and other housing-related policies brought forth in the new minority parliament.

The Durham Region is up!
Durham Region saw a 24% increase in transactions year over year.
Oshawa, Clarington, Whitby, Ajax, Pickering and Uxbridge saw increases in sale price from last year and from last month, showing a promising view for the Fall market.
With strong sales growth in Durham, the Bank of Canada’s decision that left the interest rate unchanged for the seventh straight meeting, will continue to assist potential homeowners enter the market.

Whitby saw the greatest growth month over month and from this time last year. The average sale price in Whitby is up 8.7% from 2018.

The Pickering market was booming in August. Transactions were up 89% from 2018 and were up 16.5% from July. Inventory continues to decrease and prices are going up in Pickering proving it to be a strong market for Sellers.
Brock and Scugog markets are showing their longest average days on market since the winter. With sale prices down, these areas are an excellent opportunity for buyers looking to move in.

📈The Durham Region Real Estate market is on the fast track. The Average Sale Price in the region was up month over month and year over year!

Whitby and Clarington were two communities that saw growth from last year and March. Future plans in Clarington are drawing buyers. The average sale price was up from last month, and increased by 6.21% from April of 2018!

Toronto saw an 8.9% growth in Average Sale Price from March and a 4.4% growth from April of 2018

🗝The amount of time a listing is taking to sell is also tightening up. With most of Durham Region sitting at less than 2.5 months of inventory, this is a great time for Spring Sellers.

The Spring Market is booming!
Transactions were up in March 43% over February and the average sales price was up 4%. Detached homes saw a 5.7% climb!

First time home buyers coming to the Durham Region will benefit from prices on semi detached and townhouses levelling out.

More homes are selling faster across the region and for more!

Pickering, Uxbridge and Brock saw the largest gains in overall sale price capping out at 33%
