Step 7: Ownership Transfer and Disbursement

The creaks in your house have little to do with its age.
Creaky floors are generally associated with older homes, but did you know they aren’t likely related to the age of your house? Creaks are more likely the result of temperature and humidity changes inside your home. Wood expands and contracts with changes in temperature and humidity, causing those squeaky floorboards. It’s recommended to keep your home’s humidity between 35 and 55 percent to reduce the possibility of creaks.
That space under your lower cabinets serves a very specific purpose.
Have you ever wondered why your lower cabinets are lifted and protrude slightly? This area is called a tow kick, and is very purposeful! Allowing you to stand closer to the counter while cooking, it prevents you from having to lean your upper body over in an uncomfortable position.
The cabinet under your sink isn't really for storage.
You likely use the cabinet under your sink for cleaning products, but it actually exists only to access your plumbing easily in case of leaks. In fact, it’s recommended that you avoid using the area for storage as the plumbing can get bumped around and cause leaks to occur.
Your brass doorknobs may keep you healthy.
Did you know brass contains metal ions that are toxic to mold and viruses? Brass doorknobs can disinfect themselves in approximately 8 hours.
Your thermostat's placement makes a huge difference in its readings.
Many people assume that your thermostat measures the temperature being released from your system, but it actually measures the temperature only where the dial is installed. Choose your placement wisely, being placed near a window with lots of light can cause incorrect readings. The ideal placement is in a hallway away from doors, windows, and direct sunlight.
Your door's color may increase the value of your home.
Some studies have shown that a home with a grey or black door can bring over $6,000 more than the anticipated selling price. It may be worth that can of paint!

While purchasing a cottage can be an excellent investment both short and long term, there are some important factors to consider during your hunt for the perfect getaway home.

1️⃣ Year-Round Maintenance Requirements
When considering year-round maintenance, key considerations include checking out the age of the roof, doors and windows. You’ll also want to confirm the level of insulation, including under the floors. If you aren’t planning on visiting your cottage to complete regular maintenance during the winter, having the roof, doors and windows in good condition can save you money and work come springtime.

2️⃣ Plumbing
Many cottages don’t have indoor plumbing. In addition, many properties in recreational markets run on a septic system which requires a different amount of maintenance, care and attention year-round.

3️⃣ Ease of Access
Is the property only accessible by water? If so, you’ll need to consider the price of purchasing a boat.
Some properties in very rural areas may be accessible by car but might not have winter access as many backcountry roads are not maintained in the winter months.

4️⃣ Rental Potential and Rules Surrounding Renting
When purchasing a cottage as a rental property, key amenities are the number of bedrooms and bathrooms, ease of access, and location.
