What was the FTHBI?
The First-Time Home Buyer Incentive helps qualified first-time homebuyers reduce their monthly mortgage payments without adding to their financial burdens.
The First-Time Home Buyer Incentive is a shared-equity mortgage with the Government of Canada, which offers:
- 5% or 10% for a first-time buyerβs purchase of a newly constructed home
- 5% for a first-time buyerβs purchase of a resale (existing) home
- 5% for a first-time buyerβs purchase of a new or resale mobile/manufactured home
The shared equity component of the incentive means that the government shares in both the upside and downside of the property value.

In 2023, amidst challenging economic times, the real estate landscape experienced significant financial strains. Mortgages saw soaring interest rates, causing substantial payment hikes, while credit card debt escalated and rent prices surged. Inflation soared, caused primarily by housing expenses and exorbitant food costs. Job losses loomed, casting a shadow of uncertainty.
The Bank of Canada maneuvered to try to curb inflation to a 2% target (still yet to be achieved), but for many, meeting even fundamental needs like food became an uphill battle. To alleviate this, seizing an opportunity during my annual pumpkin giveaway, we revived the Christmas hamper initiative for the third time in five years.
Pooling resources with friends and family, we raised $4,025.62, purchasing hampers to provide Christmas-themed meals and staples for 21 families.
Our evolving family traditions shaped the contents, including egg nog for the festive vibe, Christmas crackers for added joy and Lindor chocolates representing fond memories. Involving our children, Layton and Hannah actively participated, learning and contributing to this giving tradition.
Gratitude extends to numerous individuals whose donations and support made this initiative possible. Special acknowledgments are owed to those who contributed, helped shop for food, packed boxes, and aided in deliveries and notably, to my wife, Megan, who steadfastly supported this endeavor.
With hope for a more manageable economic landscape in 2024, let's aspire for declining inflation and interest rates, relieving the strain on struggling families. Basic necessities like food and shelter should not force agonizing choices upon anyone.
Wishing everyone a joyful, healthy, and prosperous 2024 and beyond!

For the first time in 12 years, I won't be doing my annual pumpkin delivery and carving competition. This saddens me because it was my first attempt at giving back to clients.
Turns out that pumpkins can be quite fickle. Many of them went rotten quite early in the season last year and I needed to try a different method of storage this year. Regrettably, I couldn't get the supply and packaging/storage from my supplier that was needed for as many pumpkins that I order every year.
Luckily, out of this will come some good. This year, I'll resume my Christmas Hamper program to help those in the community who are needing a little pick me up for their Christmas dinner. Any funds I would have spent on the pumpkins will be put towards those boxes of food.
