💸Mortgage brokers are saying the number of pre-approvals they are processing is going up
Great news for Sellers to have more buyers looking in the market
📈Interest rates held today. This is good news for buyers looking to enter the market and those of you who need to do a mortgage renewal this year. Rates are supposed to come down in 2024. I don’t think they will come down as fast as the rates increased in 2022. In fact, we could have one rate increase before we see the rates start coming down.
🏡Inventory levels are around 3.8 months of inventory (meaning we will be sold out in 3.8 months if no new properties come to market). This number sounds high. Remember 4-6 months of inventory is a BALANCED market. It is just as hard to sell as it is to buy. After 6 months, we are in a Buyer’s market, which means it is a lot easier to buy than to sell your home.
If you are planning to buy/sell this year, we need to discuss your personal situation and can make a plan around your comfort zone as to whether you sell then buy or buy then sell. The good news is that once you are in the market. You don’t have to worry about what the market is doing, we need to plan & strategize accordingly.

After the intense peak of 2022, we are back to the pre-pandemic trends.
We don’t have enough properties. The federal government has strong immigration targets, and new constructions is not keeping up with demand. We are seeing rising rents and the need for more rental properties.
While interest rates are not expected to decrease in the year 2023, there has been some relief in inflation. Economists are starting to say they do not expect rates to increase this year. I’m hearing from mortgage brokerages that new approvals are increasing.
Expect May to bring more sales, some increased inventory, and what feels like a pretty typical spring market.

Past sale data isn't always the best way to price your home.
Just because a similar property sold for a certain price doesn't mean that's what your property is worth.
The comparison approach is what most data is based on, but it is NOT everything.
Sometimes a property will sell for way less, or more than market value.
Even if a house looks *on paper* like a good "comparable", it might have other factors going on:
- smells (like smoke, v**e, pets, mustiness or mould) - which you can't see in the photos!
- sellers who needed an extremely fast sale
- sellers who needed a particular closing date
- other items that were included in the sale (for example, furniture, and for new builds it isn't uncommon to see a sale price include a basement development cost)
It is a myth that market data is only as good as the last sale.
Averages, medians, and trends are great, but what is *actually going on* in the market is so much more than this.
It's one thing to see data, but analyzing the data properly takes true intelligence.
That is why I developed my own proprietary Intelligent Pricing System, where I analyze dozens of points of data before pricing your home.

One question that I’m often asked is
Is it a good time to buy or sell?
Over the past few months, the market has shifted into a more balanced market. Meaning that it’s equally good for both buyers and sellers. It all depends on the price expectation of the property (for the buyer or seller) and how common that type of property is.
In January, we had 3.8 months of inventory available to buyers, and it took an average of 68 days to sell a residential home.
This past month, we actually saw the inventory levels drop to 2.74 months of inventory and 62 days to sell a residential home.
Compared to February 2022, these numbers look like we might be in buyer’s territory however last year we had a shockingly low number of properties available (less than 1 month).
So the prices have come down to stay in line with affordability, which is great for buyers.
Yet the number of choices that buyers have to pick between is down, which is better for sellers.
