So here’s my story:
I live in Port Moody with my wife, our 3.5-year-old boy, and our 9-year-old dog.
After moving around everywhere from Downtown Vancouver to New Westminster to Lynn Valley in North Vancouver, we finally settled in Port Moody. We chose this life here because it gives us the lifestyle we want:

✅ A slower paced life, yet close enough to the airport & ferries to visit family

We love the growing demographic and the quality of life Port Moody offers.
📖 But my story begins much earlier than any of this…
I was born and raised in Regina, Saskatchewan and eventually ended up in Victoria, BC when I was 10. I’ve been in sales my whole life. I started at a young age by collecting/selling golf balls. Eventually, I got into the restaurant industry as a server, bartender, and manager. I also helped my family’s winery in The Similkameen Valley, sell wine as the local wine rep. When I got out of High School I ventured into the film industry as an actor which lasted over 20 years, known mostly for the local film “John Tucker Must Die” shot at Heritage Woods Secondary School in Port Moody—I’m the long-haired basketball player trash-talking John Tucker.
I’ve now been a Realtor in Greater Vancouver for the last 8 years, with $150,000,000 in sales I’ve helped 100’s of clients and families just like yours make their goals come true.
🎉 My wife and I have been together for 18 years and married for 7. Our 3.5-year-old child is our life, and our 9-year-old dog completes our family.

In Pioneer Memorial Park is a newly planted 30 foot Japanese White Pine that was on set of the recently filmed movie Sh**un. The movie set 🎬🍿 was at the old Flavelle Mill site a which many Port Moodians would have seen driving down Brewers Row. You definitely would have notice the Pirate 🏴☠️ Ships if you kept a look 👀 out.
After wrapping, the film crew reached out to the City and offered to donate this beautiful tree and also share in the costs of planting it. Kinda cool if you ask me and hopefully they set up a plaque talking about it. These are the little things that make up the unique qualities of PoMo.
Fun Fact 🤩: The tree was estimated to have weighed 14,000lbs with the root ball. 🏋🏻♀️

EXPECT YOUR BC ASSESSMENT to be higher 📈 than the current market value of your home. I’ve talked about this before. Your market value is based on so much more. It’s based on the current market we are in, what’s recently sold in the area, the interest rates, any renovations you’ve done, time of year and so much more. So please remember the B.C. Assessment has no validity to the value of your home. It could be higher, it could be lower. This is a tool for the city you live in for tax purposes.
CBC wrote an article yesterday suggesting that your assessment will be 5%-15% higher than the previous year and likely higher than what your home will be worth at that time. Expect your assessment in the mail in January and that it’s based if the market in July. But again it’s not the actual value of your home.
Feel free to reach out if you have any questions. I fully expect a few people to argue with the assessment this year and you have the right to do so.

Port Moodians, what are thoughts on this project. I like the price point of $399,900 but at the cost of 400sf living space seems right to me. Though some will love the area cause it is absolutely an amazing city. I only wonder what these tiny units will provide. I almost feel like most will be rented out by investors buying instead of end users willing to spend this and get this. We will see….

Lets be honest….there’s no need to call it this. It has happened before and it’s a common thing in cities like Vancouver and Burnaby. Developers tend to get higher density in their projects if they sometimes provide social housing or lower price rental units. Those who apart of that won’t have access to all the amenities cause they aren’t paying for those amenities in the first place. The other owners of the complex who have purchased their condos pay strata fees that go towards things like a concierge or gym, maybe a pool and hot-tub.
It’s not the first time and it won’t be the last time either. But I’m super high density cities we need more rental units for people who can’t afford to rent for top dollars and these types of projects will get the green light.
I’d really like them to be known by a different name but don’t be fooled by this click bait. 🙃

Well this is a pretty big story. Wonder how it will unfold and what will happen to the market when it’s in play.
Will more investors start buying fast? Will first time home buyers and young couple trying to get into the market now be up against speculators? Will values increase, decrease or stay the same?
One thing I’m predicting is that some home owners will start to consider taking equity out, rent their place and move up the ladder. 👈 Actually I’m guaranteeing this. I know it’s a bold statement but it’s a position I’m in with our current strata and this opens doors up to 88 units that are otherwise awaiting something else in the pipeline.

Eby seeks to end renter restrictions by some stratas, set housing targets for municipalities B.C. premier announces new legislation that would remove rental and age restrictions in strata buildings and set affordable housing targets.
It’s awesome to see a sale in a good area for a good value. BUT please keep in mind that your BC Assessment is no basis on actual market value. In this case the Townhouse sold below and in many other cases well above. Market value is what someone is willing to pay and what someone is willing to sell their place for.
Just make sure your Realtor isn’t using the BC Assessment as a basis to justify their valuation. Hope that makes sense and if not I’d love to chat more about it.
