Staging to sell? This step is essential! 🛋 It's very rare that a property doesn't need some iteration of staging before being listed. Even the most beautiful, design-filled spaces need adjustments - all to make the home as appealing as possible.

When we stage a property we are aiming to make a potential buyer fall in love with the home by making it feel inviting, spacious, cohesive, and functional. ✨ It's no slight to how the home currently looks, because how we live day to day and how we stage are very different! I think we are all aware of how different staged and unstaged homes look in property listings. 😉

When we are working with a seller to prepare for sale, we will assess the following:

➖ Paint: are there any spaces that could do with a fresh coat of paint? White paint works wonders!
➖ Decluttering: what items can we remove or move elsewhere in the home to open up the property and guide the eye of the buyer?
➖ Artwork: can personal photographs or artwork be replaced with something more neutral like geometrics or abstract pieces?
➖ Furniture items: Are there existing furniture pieces that should be moved or replaced temporarily to highlight how space could be used in the home?
➖ Decor: Lastly, what pieces can be added or removed to bring together a cohesive look throughout the space?

One of the most common questions I get from clients thinking about selling is what they should tackle before listing.🤔 Believe it or not, little changes can go a really long way! In most cases they can be quite simple and done within a couple weeks time.

Here is a quick list of things to consider tackling if you are debating selling:

➖General Repairs: fix anything that's on that never ending to-do list 🛠
➖ Fresh paint ideally in neutral colours: it's not always exciting, but white paint really goes a long way
➖ Decluttering: we live our day to day lives with a lot of things, but when selling, we want to showcase the space and not the stuff in it 📦

If it's a larger project you're thinking of tackling like a bathroom or kitchen upgrade, we need to take a look at a couple of additional factors to ensure that the money spent will be recouped and then some. Consider cosmetic changes like cabinet hardware, faucets, mirrors and lighting to bring a fresh update to these areas, as sometimes that is all it takes! ✨

Getting a good night's sleep almost seems like a dream ☁️(no pun intended ha!). The never ending to-do list, a racing mind or let's be honest - a new show we can't turn off - gets the best of us. Here are some of my favourite items to help wind down and get ready for a restful night of Zzzzzz's.

➖ Sheets: I've mentioned these before, but there's nothing like linen sheets! I got hooked on these a couple years ago and can't say enough good things about them. 💤
➖Weighted Blanket: Have you tried one of these? It's like a big hug while you're asleep. They have been proven to help with anxiety too!
➖White Noise Machine: There are so many options! Since having Abby I have grown to love her white noise machine... is not convinced. The ocean waves are my fave! 🌊
➖ Diffuser: Set up a calming scent like lavender or camomile in your sleep space to help ease your mind and drift off to dreamland
➖Humidifier: I don't know about you but there is nothing worse than dry air... I always find Winter to be the worst for this.
➖Blackout Curtains: The mornings are dark right now but come spring and the daylight will be pouring in early (yay). Stay asleep until you need to rise with curtains to keep the room cozy. 🌚

I love the potential of a laneway house! 🏘Walk down any of the thousands of alleyways in Toronto's neighbourhood's and you'll likely see construction happening at the rear of some people’s yards as laneway houses emerge providing additional living space, offices and rental properties. 🔑

If you have a lot that meets the by-laws (mainly that your lot shares a property line with a public alleyway for emergency service access), there are a few ways to take advantage of this type of secondary-dwelling build, including a fee-subsidized program if you intend on renting it out at appropriate market rates. Currently, the City of Toronto is open to building applications, with garden suites 🌿 (no alleyway access) hopefully to follow sometime in the near future.

I've been seeing some interesting and new kitchen gadgets show up in my feed recently. 👩🏻‍🍳 Some of them have definitely intrigued me, some I am still pondering. So here is a little round up on a couple of them. Tried them or have them? I'd love to hear about your experience!

➖ : These cookware sets come in a rainbow of colours 🌈 and are apparently all chemical-free. They look pretty enough to store on the counter or neatly in the cupboard, with the provided storage units.
➖ : This sparkling water machine looks nothing like a SodaStream. Certainly seems like it is worth keeping out on the counter all the time! 💦
➖ : I didn't know this was a thing! Imagine a toaster that uses steam technology to heat or reheat things.. like a croissant that warms up to buttery perfection and not just warm but crispy too. 🥐
➖ Always Pan: I've seen this one and it is supposed to become your everyday, everything pan from sauteing to frying to steaming. Another brand with beautiful colours to choose from. 🎨
➖ Automatic Pan Stirrer: So that you can 'set it and forget it' on your stovetop while you prepare another dish. This device has a timer and stirs by itself I am not sure how I feel about this?! 🥄

What other goods for the home have you been loving lately?

I am such a fan of one pot meals and am always up for trying something new. 🥘With some inspiration from a couple of recipes, I pieced together this share worthy curry (in my humble opinion 😊). Supporting my fave friends at had me lean towards fish, however you can easily swap for chicken or beef and I think that result will be just as good! Happy cooking! ✨

For the fish 🐟:
➖1 1/2 pounds rockfish, cubed
➖1 tablespoon fresh grated turmeric
➖2 teaspoons fresh grated ginger
➖Salt & Pepper
➖2 tablespoons tamari
➖1 teaspoon honey
➖3 tablespoons EVOO

For the curry:
➖2 bunches of tuscan kale, chopped
➖2 medium shallots, finely chopped
➖3 cloves garlic, minced 🧄
➖1 inch piece of fresh ginger, peeled and grated
➖1/4 cup Thai basil, chopped
➖1/4 cup Thai red curry paste, I used more to taste
➖3 cups canned full-fat coconut milk
➖2 tablespoons fish sauce
➖Sliced limes, thai basil, and thai chilies, for serving

Step by Step Instructions:
➖1. Marinate the rockfish with turmeric, ground ginger, soy sauce, honey, S&P, and 1 tablespoon oil. Let sit as you prepare everything else.
➖2. In a Dutch oven, add 2 tablespoons oil, the shallots, garlic, fresh ginger, and thai basil. Cook until soft, then stir in the curry paste. Stir for a couple of minutes before adding in the coconut milk, chopped kale and fish sauce. Simmer over medium heat.
➖3. As the curry simmers pan fry the fish over high heat in a non stick pan until golden brown. 🔥
➖4. Once cooked, gently stir it into the curry and simmer for a few minutes.
➖5. Serve and garnish as you see fit!

Has 'maybe this is the year we sell' been on your mind lately? 💭 If selling in 2021 is on the horizon, now is the time to begin prepping. Especially if you want to take advantage of the low inventory the market is presently faced with. Here are some items to focus on as you get ready:

➖Pack away items: Put away or store anything that may be bulky and/or be taking up space in closets, cupboards or living spaces, they inevitably make the space feel smaller. 📦
➖Do a thorough spring cleaning: When you’re cleaning, focus on the spots that you frequently overlook like fan blades, window screens, bathroom grout, and appliance interiors. 🧽
➖Perform a spring home maintenance inspection: If you're in a single-family home, make sure the roof, gutters, doors and windows are all in good working condition. 🔨
➖Perform basic landscaping: Toronto winters will wreak havoc on your lawn, patio, or even your balcony. If your outdoor space is looking worse for wear, spend some time making it look its best where possible. 🌳
➖Freshen up paint: Paint starts to lose its luster after five or so years. Review your spaces and see what areas require a fresh touch up, or what rooms may need to be painted a more neutral colour vs. a bright, bold personalized colour. 🖌

Remember to always think about what a buyer will see. Make it easy for them to see how they could enjoy the home and make it theirs. ✨ Let me know if there are questions you have about this process!

Put your hand up if you have leftovers and a box-grater! 🙋🏻‍♀️ If so, this is an easy way to put both together in under 10 minutes.

You’ll need:

Any leftover veggies grated:
➖Cabbage
➖Zucchini
➖Carrots 🥕
➖Kale 🥬
➖Brussel Sprouts
➖Celery

For the soup:
➖Broth of choice
➖Turkey leftovers

Bring your broth to a simmer, grate or finely chop veggies, combine with broth and cook. Add turkey at the end just to warm it. Plate, garnish as you like and enjoy! 🥣

Grab your warmest jacket and get your layers on! ❄️Here are some great ideas on how to enjoy the weather outside:

➖Spot the Snowy Owls: Enjoy a winter walk along the Leslie Street Spit and keep an eye out for the owls 🦉up in the trees. It would be pretty magical to do this during a snowfall!

➖ Lights, Window Shopping & Yummy Eats: Head up to Bloor-Yorkville and wander the streets 🎄 to see the shop windows all decorated, and perhaps enjoy a treat for take-out from Eataly.

➖Get Out the Skates: Lace up ⛸ and head outside to multiple skating spots around the city, including The Bentway, Nathan Phillips Square, and the winding path along the lake at Colonel Samuel Smith Park. One note: you will need to make a reservation online for select spots, so check before you go.

➖ Crokicurl: You might be wondering what that is - it's a distance-friendy game of curling and crokinol mixed together! 🥌Located at stackt market, you can make a reservation for you and your friends online for the New Year. Go quickly before they fill up!

➖ Kringlewood: Pack a hot chocolate and head to Inglewood Drive (and Sighthill Ave) to wander the street and see how the neighbours here are celebrating with matching oversized Santa inflatables. 🎅🏼 Be mindful of parking - I'd suggest finding a side street and then walking over.

➖Drive Thru Lights: You can keep cozy in your car for this one - the multi-level drive-thru 🚘 light experience is on now until December 30th at Pearson Airport, or until January 7 in Vaughan. Tickets available via their websites.

Of course, a walk in your own neighbourhood (or a new one) is a great way to get out, or grab a sled and head to one of the city's 28 toboggan hills for some fun.

'Tis the season for baking! 🍞✨ While it's not my usual forte, I do love using my dutch oven so I figure this might be a great way to incorporate something new! If I can master it, I'm told this will achieve a soft chewy inside with a nice crispy crust, perfect with a soup or saucy pasta. Wish me luck!

Here's what you'll need for a no-knead 🧄🌿Garlic Herb Bread:

➖ 1 large head garlic
➖ 2 tsp rosemary, fresh leaves
➖ 1 tbsp thyme, fresh leaves
➖ 3/4 tsp active dry yeast
➖ 3 cups all-purpose flour
➖ 1 tsp kosher salt
➖ 1 tsp salt, flaky
➖ 2 tbsp olive oil
➖ 1 1/2 cups water

Even with the snow and lower temperatures, there's still a way to create a cozy winter wonderland in your backyard. ❄️

Here are a couple tips to inspire you to enjoy the outdoors as we see temps get chillier:

➖Beverages: A hot drink is what we all need on a cold day - so sitting outside definitely calls for some hot cocoa. Fancy something a bit more adult? Mulled wine or spiked cider might take the cool edge off. 🍷
➖Warm It Up: Keep things toasty with a backyard-friendly propane heater 🔥, fire pit, or an electric heater. Remember: safety first! In addition to that full winter gear, including snow pants is never a bad idea.
➖Shelter From the Snow: Have a patio cover kit? You could keep it out (just check the weight-bearing limits with the snow), or you could even construct a simple covered area with some wood and corrugated material for a roof (you probably have seen some local restaurants construct this for their patios!)
➖Let There Be Light: Add some cozy, whimsical touches by stringing patio lights, setting out lanterns, or even a few candles amongst the snow. ✨
➖Make It Magical: Dress up the space by adding some decorative touches like natural greenery, wreaths, pine cones, or fabric bows. 🎄

With the temperatures dropping 🌨 (but how amazing was yesterday?!) I am craving soup, and let's be honest — it is hard to beat a one pot meal. Isn't it? This one is quick to make, tasty and a treat to look at, it even freezes well. Pair it with some fresh baked bread from . 🥖

WINTER GREEN SOUP 🍵

Ingredients:
➖2 tablespoons olive oil
➖1 medium onion, finely chopped
➖1 large leek; trimmed, halved, white parts thinly sliced
➖1/2 teaspoon sea salt, more to taste
➖1 teaspoon dried thyme
➖350g Brussels sprouts; sliced into small disks
➖Broccoli florets (from 1 large broccoli)
➖Cauliflower florets (from 1 large cauliflower)
➖5 1/2 cups vegetable stock
➖1 small bunch parsley, roughly chopped
➖1 1/3 cups raw cashews (optional) they add a nice creamy texture
➖Pepper, to taste
For serving:
➖Sour cream or creme fraiche
➖Cashews, roughly chopped
➖Fresh herbs, such as parsley and chives

📄Instructions:
➖Heat olive oil in a large saucepan set over medium heat. Add onions and cook for 1 minute, stirring occasionally. Then stir in leeks, salt and thyme and cook for 3-5 minutes, until the leeks soften.
➖Add brussels sprouts, broccoli and cauliflower florets. Mix with the leeks and let vegetables cook and sizzle for about a minute.
➖Pour over the vegetable stock, just until all the vegetables are almost completely covered. Set temperature to high heat to bring soup to a boil, then lower heat to medium and cover the saucepan with a lid.
➖Cook until the vegetables are tender, around 20 minutes, stirring occasionally. Remove saucepan from heat, toss in the parsley and cashews and keep covered for a few minutes.
➖Working in 2-4 batches, transfer soup to your food processor or blender (you can also use an immersion blender) and puree soup until smooth. Transfer soup back to saucepan, taste and season with salt and pepper to taste.
➖Ladle soup into bowls and garnish with a dollop of sour cream, cashews and chopped herbs. Serve!
