This is a question that we get asked a lot and there are many misunderstandings when it comes to this topic. The first is thinking that only the listing agent can show you the home. Any licensed Realtor will be able to show you the property! The second is thinking that the listing agent will give you a discount or a “deal”. In multiple offer scenarios, which most are in today’s time, this doesn’t really apply. The third misunderstanding is that the listing agent will know the property better and be more likely to point out things of note. Having your own representation means that you have someone fighting for you and protecting your interests first and foremost. We always communicate back and forth with listing agents if there are any questions that we can’t answer ourselves. As Realtors we are obligated to find out the most information possible to assist our clients.

There are certain criteria and codes by the city/ township that need to be met and a permit must be obtained before it can be called a legal duplex. If the unit is something that you need to be legally duplexed (such as if you plan to rent it out with intention to collect rents), I would always advise further investigation.

The stats are out for August and the key word is Inventory. Compared to July we saw a 12.6% decrease in listings (which was already low) and compared to August 2020, we saw a whopping 29% decrease. Prices have stabilized a bit when comparing to previous months but the average selling price is still over $750,000.

Buyers in most areas will have to add Land Transfer Taxes to their closing costs
Land transfer taxes are a part of the process in Canada unless you live in Alberta, Saskatchewan, or rural Nova Scotia. These taxes, levied on properties that are changing hands, are the responsibility of the buyer. Depending on where you live, taxes can range from a half a per cent to two per cent of the total value of the property.
Many provinces have multi-tiered taxation systems that can sometimes be difficult to understand. If you buy a property for $260,000 in Ontario, for example, .5 per cent is charged on the first $55,000, 1 per cent is charged on $55,000 - $250,000, while the $250,000 - $400,000 range is taxed at 1.5 per cent. Your total tax bill? $2,375.00.
