Waterloo Region Housing Market Update for July 🏡⁠

In July, Waterloo Region saw a modest increase in home sales, with 639 properties sold, up 4.6% from last year. However, this is still 16.6% below the 10-year average. The recent interest rate reductions provided a slight boost, but many buyers remain cautious, waiting for further decreases.⁠

July Sales Snapshot:⁠

- Detached Homes: 382 sold (+4.1%), average price $914,469 (-0.6% YoY)⁠
- Townhouses: 126 sold (+5.0%), average price $617,062 (-7.7% YoY)⁠
- Condos: 82 sold (+9.3%), average price $494,897 (-0.6% YoY)⁠
- Semi-Detached: 48 sold (+9.1%), average price $667,063 (-0.6% YoY)⁠

The average sale price for all homes was $782,716, down 1.6% from last year. New listings were up 15.9%, and active listings increased by 61.9%. Homes took an average of 22 days to sell.⁠

The Bank of Canada’s recent rate cut to 4.5% is a positive sign, with more easing expected to strengthen the market. Stay tuned for the next rate announcement on September 4, 2024.⁠
