📍 Cherryvalley, East Belfast

🏡 Traditionally designed kitchen / living / dining extension to a beautiful Edwardian house with connection to the south facing garden which wraps around two sides of the extension.
:
✔️ use of classic architectural details including parapet wall, timber sliding sash windows and French doors to maintain the period feel
:
✔️ high ceiling, roof light and large sash windows maximize natural light and views into the garden
:
✔️ integrating the kitchen, living, and dining areas in the new extension created a cohesive and functional space for everyday living and entertaining in a period home which was previously lacking an open plan aspect

Our clients had a very small and cramped kitchen at the back of the house with a dedicated dining room at the front of the house

We added a small single storey kitchen extension utilising large picture windows and a roof light to flood the space with light and provide a meaningful connection to the garden
:
The former kitchen is transformed into a flexible living/dining space, freeing up the former dining room at the front of the house to become an additional reception room for a growing family

We’re very pleased how this one turned out. It will look even better with the external finishing touches of painting, tiling and landscaping

A modest, contemporary dwelling, designed to evoke historic forms with a sequence of gables reflecting the traditional Irish clachan settlement

Materials include zinc roof, black brick accents and untreated band-sawn larch cladding which will silver down enabling the residence to recede into its mature sylvan setting

At CMP, our primary focus is residential design; however, an increasing number of our clients are investing in various tourism projects such as glamping sites, caravan parks, and converting local vernacular buildings to self-catering holiday accommodation.

Today, we consulted with two new clients exploring potential tourism developments in the Ards Peninsula and the Lecale Coast in Newry Mourne & Down.

Northern Ireland's picturesque countryside is the perfect host for these ventures, given our diverse cultural, natural, and architectural heritage.

✅ PLANNING APPROVED ✅

Successful outcome from last nights Ards & North Down BC planning committee meeting with the officers recommendation to approve endorsed at a ratio of 15 votes to 1.

This was a challenging site with existing housing on all sides, contamination reporting and TPO trees to protect and integrate into the scheme.

The approved residential development of 40 units comprises a mix of detached, semi-detached and apartments and occupies a secluded sylvan site at the heart of Ballygowan.

Farmhouse dwelling nestled into a mature sylvan site in the Co Down countryside 🏡🌳

Our clients brief was to create a bright and spacious home, traditional in composition but with a contemporary twist.

The single storey vaulted return provides a two tiered open plan kitchen/living/dining space addressing the south facing landscaped garden beyond.

The contrasting textures create visual interest, with larch cladding providing a rmore rustic touch and crisp white render imparting a more contemporary feel.

This combination of materials and finishes were selected for their timeless appeal and to facilitate the integration of the built form into its sylvan setting 🌳🌲

Planning submission to planning approval in under 4 weeks for our latest renovation and extension project in Helen’s Bay! 💨💨 ✅

This scheme almost doubles the size of the ground floor to provide a bright and airy kitchen / living space closely connected to the garden beyond.

The combination of flat roof and parapet wall, together with the use of contrasting reclaimed London brick and black brick finishes assist in breaking down the scale of the extension.

Rendering the existing dwelling and refinishing the original dormers in black standing seam aluminium contribute to a more cohesive and contemporary feel to the overall scheme…

So, this was a good one…

New client referred to CMP after being refused full planning permission for a dwelling on a farm due to an adverse impact on the setting of a listed building, lack of integration and adversely affecting rural character ❌

Following appointment, CMP identified an alternative site, prepared full scheme design, engaged with HED & A&ND BC planning office prior to submission of a revised application and gained full planning approval in a matter of a few months ✅

Subsequent preparation of detailed working drawings also approved in just a few weeks ✅

Some lovely clean lines looking sharp in the sunshine on our complimentary pair of bespoke rural dwellings on the outskirts of Holywood.

This project combined contemporary architectural elements (standing seam zinc accents) with traditional rural aesthetics (linear plan form and crisp white render) to create a unique and visually appealing scheme.

The glazed corners produce bright and inviting family living spaces that make the most of the available views, maximise natural light, provide a connection to outdoor spaces, and enhance energy efficiency by capturing solar heat.

Baillie House is progressing very nicely on site at Station Road, Cultra.

Architectural mouldings currently being meticulously fitted to window and door surrounds which, along with the warmth of the red brick and associated brick detailing, give this rectory styled house so much of its character.

Pleasing when a residential extension project turns out exactly as anticipated….

Our client brief here was to deliver a garage, additional living space and master bedroom suite on a tight site in a manner which did not appear like an extension, but designed to look as though it was as an integral part of the originally designed dwelling.

By matching existing roof design/pitch, materials, finishes and architectural detailing, the extension blends unobtrusively with the existing dwelling, fulfilling the all important client brief. We’re delighted with how it turned out!

🏡 Our East Belfast extension / renovation project is progressing well!

Roof removed, external walls reduced to wall plate level, single storey side and rear extensions constructed, masonry gables and timber frame kit inserted to create a stunningly spacious first floor with master bedroom suite and additional bedroom.

On site today to meet with the contractor and kitchen supplier to discuss the touchy-feely bits like kitchen layout, staircase design and internal finishes 😬

⭐️ ⭐️ From submission to planning approval in just 10 weeks from Ards & North Down Borough Council! ✅ ✅
Our client approached us to appraise a site with an implemented planning approval for a single infill dwelling. On review we advised of the potential to increase this to two infill dwellings. 🏡 🏡

CMP were appointed for scheme design and full planning which was subsequently approved in just 10 weeks from submission! ✅✅

We (and our clients!) are delighted with this result which has substantially enhanced the value of the site by doubling its yield. 🤗🤗

The views over the fields to south are perfectly framed by the two glazed corners in the open plan kitchen living dining space at the rear of the house.
