More new builds recently completed in Newtownards, you don't see a lot with the scaffold up, but when the scaffold comes down they look great, will be a beautiful site when the roads and landscaping are finished.

It is the best time of year for re-roofing, but of course, the new build work carries on as usual to.

Here's one underway,
Standard pitch running into a valley junction with a low pitch, leaking at the valley and velux windows and causing valley boards and window frames to rot.

We are altering the valley detail, fitting velux's new low pitch specific windows and counter battening to let the underlay work better.

A lot of work, and costly, but cheaper than multiple attempts at repair and fixing rotten truss rafters later.

Moving on one of the older vans here, if anyone is looking for a cheap run around.

Some more roof tiling underway, this time with integrated solar panels, hard not to justify solar in the roof now, especially with these being flush and inline with the roof and not just bolted on top, looking really good, can't wait to see these when the plastering is done.

Leaky Velux?

We are seeing a lot of velux windows leaking on low pitched roofs, some fitted with the wrong flashing kits, but often just the glass seals failing and leaking.

We have just fitted this, one of the first here in N.Ireland with full length glass to avoid seal fails in the future.

Always looking at our jobs and posting the bigger jobs, detailed jobs, or slate jobs, but there is always room for a few concrete tiled roofs to.

Hard to beat a well fitted concrete tile for a long-term maintenance free roof at an economic price.

We also do smaller repair work to, lots of broken tiles on this church roof, caused leaks that rotted the underlay at eaves level.

We repaired the broken tiles, and did what we call an eaves upgrade, trimmed back the rotten underlay, fitted rot proof polyethylene sheet supported by eave underlay tray and put it all back together, done properly like this it will never leak again.
