Refreshing this election seems so much more civil than last time round. Seen a lot less name calling.
Potentially I'm in an echo chamber here but the landlord groups seem to favour Reform and the builder groups. The local Facebook groups seem keen on labour not one is favouring Tory.
Selfishly in order of importance I'll be looking at who I think is best for the following issues
Reformation of the planning system, (Labour/Reform)
Labour pledge 1.5million houses has to be huge changes to deliver this. Reforms pledge to Review the Planning System.
Fast track planning and tax incentives for development of brownfield sites, including unused offices and vacant high street properties. Review system of Section 106 Developer Contributions for infrastructure such as schools and surgeries to accelerate house building. Biggest hurdle for all of us, I say this as a Landlord is high house prices its a glue that slows everything down. It can be way cheaper. Building our way out of it is the solution.
Slashing immigration to allow housing stock to catch up with demand, stop the unsustainable price growth of housing (Reform) Only party that seems be able to put together than 1.25 million a year more people means more housing is unaffordable due to demand. Coupled with to many to fast has led balkanisation of many cities. Creating isolated areas/communities that only don't share British values but actively seek to subvert them.
Promotion of new housing in green belt, (Labour)
Although they are calling it grey belt which is ugly green belt in exchange for high % affordability housing. Very pleased to read this!!
Bin the broken planning committee part of the process completely (Nil)
Growth of the economy (Labour) A new publicly-owned company, Great British Energy followed by the creation of A National Wealth Fund stick out to me the most.
Policing come down harder on crimes of violence, theft & combating extremist that subvert British values (Reform) Commence Zero Tolerance Policing Dealing and trafficking will get mandatory life imprisonment. A new offence of Substantial Possession of Drugs will meet heavy fines. Increase Stop and Search Substantially. It is a proven deterrent to knife crime.
We have a lot to be thankful for living in the UK anyone who steps up to put themselves forward for a party takes on an immense amount of stress and scrutiny. Certainly deserve a tip of the cap of respect in giving me the opportunity on choice.
I certainly never expected to be saying its 55/45 Reform/Labour mainly because of the lack of info from Reform I'm hoping they have more radical changes in planning system. Along with being a lot harsher on the deportation for Foreign Criminals. If it turns out to be a dud I might be voting labour!!! What is everyone else thoughts? I'm sure the comment section will be civil.
Went to view this 49 apartment deal. Vendor completed 17 units and rented them out. started the build on the remaining 32.
It then went into administration for a plethora of reasons.
No building regs or build warranty for the completed 17 ✅️
No AST or documents for existing tenant ✅️
New build elements not built to plans ✅️
Not connected to mains drains. ✅️
Not allowed to view inside apartment ✅️
Squatters in the garages ✅️
Main contractor went bump ✅️
Building regs not registed for new build element.✅️
All major problems that make this a tough deal however bigger the problems, the less people who are capable & in a position to buy there are.
Bit of work to do before the offer can go in! Could be the first mill I've ever owned.
Looking at this old barracks! A Sgt mess! Has planning for 33 units Its a little to small to be worth the travel distance to hold long term but could be a good build to sell opportunity. Not feeling over optimistic about it.

Affordable led 50 passive houses scheme in south Birmingham! Land in between settlement and an industrial estate!
It was always an uphill battle! Really happy personally to be apart of the process and be a stake holder in the deal.
As said during the meeting: "It has been more than two years since a new major application has been consented by this authority and despite acknowledging the need to build on green belt land a five year review has yielded nothing. Continued delays are only making matters worse. 90 per cent of land in the district is Green Belt compared to a 12 per cent average across England.
Now its time to decided what shall be the next steps!

Without the investors none of this is possible it's no small thing for people to place their funds with you.

Coming to learn improving existing stock gives the highest ROI in terms of cashflow by quite a large margin. It couldn't come at a better time I have most of the portfolio on a floating rate of between 8% and 11% had to wait for the last one to come of fixed before I could join them all together on a portfolio loan.

Reason why I am sharing so much is to give an indication of how many offers I make to just get 1 deal. I bit a little bit when one of the lads(trades called me lucky) I understand how a mind might come to that conclusion.
The last 3 years I have been making roughly 10 offers a month that has only resulted in 5 offers being accepted since I set out to get a farm 3 years ago! You can look back at the time line of this page of when I started. It was just a matter of time.
Have had 4 deals fall through. That resulted in one deal. There was not an ounce of luck involved. This is the reality of it. To be fair it could be argued that I am pretty terrible at this as my success rate is so flipping low especially compared Mr 'You are wrong about what inflation will do rates' Lawrence that is why I jumped at the chance to steal his method by jointly running sourcing courses only to painfully learn its all done online. 😭 A real weakness of mine.
Consistent action and the follow up. I even have some close friends portfolios in my pipeline and offer to buy every few weeks.

Although I'm involved heavily in all areas above, the reason I don't offer a full mentoring service is that it just far more profitable longer term to do bigger deals. Although it's harder to do vs selling courses. Longer term there is no comparison.

Under most adverts from Touchstone, Paul, Abbi, and the ginger one you will find disparaging comments from me. Reminding them/informing any potential clients that they have yet to make good on doing investors out of 450k on a commercial deal... yes you know the strategy they preach about being such a sure thing if you buy their course.
Could be argued that I'm a hater and wasting my time? Any one in the property teaching industry self aggrandising themselves should rightly come under increased scrutiny myself included!
Saving anyone from signing up to the shafters courses is time very well spent.
