Long story short a new client of mine said the plumber was doing the electrics for the shower so although I questioned it thought they must have the right tickets. Well this particular "plumber" didn't she almost caused an horrendous fire by not checking she had tightened the buzz bar properly, it was just fortunate that the home owner smelt burning before the whole place had gone up. To then find out the same person screwed through a gas pipe well inexperienced people that think they can charge the earth when they know nothing. Been a very busy summer, we have had the fun task of 1st fixing a huge log cabin which will be finished in October. We have had kitchen refits, extensions, cctv and security alarms it has been an azing summer. Will post some pictures up shortly.
I have attended 2 major faults leading to fires in property's in the last two weeks. You need to have your wiring and electrical systems checked at least every 10 years, or 5 years if it is a rental property.
Although one fuseboard fire was caused by a unqualified plumber installing a shower when she didn't have a clue what she was doing!! Make sure those trades people you use have the right qualifications and insurances.

All electrical installations deteriorate with age and use. They should therefore be inspected and tested at regular intervals to check whether they are in a satisfactory condition for continued use. Such safety checks are commonly referred to as 'periodic inspection and testing'.
From June 2020, private landlords in England are required to have a periodic inspection carried out on the installations in their rental properties every five years. This has been a legal requirement in Scotland since 2015. Electrical Safety First recommends that these checks are carried out wherever you live in the UK, to ensure the safety of your property and your tenants.
A periodic inspection will:
Reveal if any of your electrical circuits or equipment are overloaded.
Find any potential electric shock risks and fire hazards.
Identify any defective electrical work.
Highlight any lack of earthing or bonding.
Tests are also carried out on wiring and fixed electrical equipment to check that they are safe.
A schedule of circuits is also provided, which is invaluable for a property.

Although typically these type of led lights are installed for back lighting or for a showey ceiling ect, this customer wanted them installed so they come on when a member of the family get up for work early in the morning. Without having to turn all landing lights ect on. They are automatically switched on and off when they see a body and illuminate the whole stairs. This install is just waiting to be plastered in as they are flush with the wall making the finish look amazing.
