We were out on site last week with one of our borrowers, conducting the first valuation on their 6 bed HMO conversion, are the MC on this development and itโ€™s already unrecognisable and they are doing a fantastic job as usual.

We are funding 75% of the purchase price and 100% of the build costs, with the interest serviced monthly, which minimises the clients deposit on day 1.

Yesterday we completed on a Bridging loan for a new client, for their acquisition of an old Lloyds bank in Pontypool, South Wales, purchased via .

We met and at earlier this month and they mentioned they were in the market for some quick funding so we threw our hat in the ring. Our terms aligned with their requirements and the entire process from application to completion was wrapped up in just 2 weeks.

We look forward to following their progress and the transformation of this building, optimizing the use of its upper floors.

Today we completed on the acquisition of this 3,300 sq ft Freehold block of 5 flats in Bristol BS16, comprising 3 x two bed and 2 x one bed flats, fully tenanted on a 8.5% yield.

The team have absolutely smashed this week, this roof was a bit of a head scratcher to joist and get the furrings right but the chippies nailed it (sorry ๐Ÿ˜†) and the single ply finished today. Thatโ€™s all flats watertight and we can now start to move inside.

Our carpenters have had some great progress over the last week and a half - roof stripped, steels installed, wall plate raised, 88 cut rafters, water tight roof and 60m2 of Caberdeck today to end the week, the weather has been very kind to us!

Last week we completed on the sale of our site in Bristol that we secured planning on for 14 apartments by converting the existing First floor and also building in to the airspace under the new PD rights, taking this scheme to over 8000sqf. This allows us to focus on our 5 flat conversion in Bristol and 5 flat conversion in Devon plus diversifying in to lending as we launch our bespoke bridging finance arm to the Group, with our first loan completing next week.

Today we have finally secured Full Planning for 5 flats on our JV scheme in Honiton, East Devon. This one hasnโ€™t been plain sailing and touch and go at times but we got it through in the end!

We will convert this Commercial building and workshop in to 2 x two beds and 3 x one bed self contained flats and we aim to have them built by the end of Spring 2023.

โœ…Full Planning Grantedโœ…

Our follow up Planning application at our Old Bakery site in BS15 has been approved today. This approval is in addition to the previously approved Class MA Permitted Development application for the for conversion to 5 x one bed flats. This now permits us to make external alterations that arenโ€™t allowed under PD, so we can now increase the ridge height and add windows and doors to make all the flats self contained and more importantly improve the natural light and layout of the flats.

Whilst awaiting planning we have been busy getting the site ready to commence works, we have appointed our CDM coordinator, back to brick strip out, set up temporary services and welfare unit, installed the new intermediate floor joists, Shield are booked this month to remove the asbestos outbuilding. We have a few design tweaks to make whilst we await the final working drawings from Building Control and the Structural Engineer.

We anticipate works commencing end of September and aiming for April completion.

Today we completed on this pre auction block of 3 flats near Glastonbury, which forms part of a larger block on long Leases that we also own the Freehold on.

We have a bit of work to do setting up the Mgmt Co and issuing a Deed of Variation to the existing Leaseholders but once itโ€™s been tidied up it should prove to be a great investment.

Phase 2 plans for external alterations are to be submitted next to improve the design and quality of living.

We have just been granted planning permission on phase 2 of our scheme in Bristol for an additional 7 apartments in the airspace under the new PD Class AB rights, now taking this scheme to 14 apartments over 8000sq ft.

Now we get to work on phase 3, Class AB allows 2 storeys above existing, so we are looking to make use of this and add another storey with potentially a further 6 apartments which will be set back from the 1m high parapet which we strategically designed to support this 3rd phase, so the newly proposed roofline wonโ€™t be visible from the pavement thus maintaining the street scene.
