Project Frondeg update๐Ÿก

Itโ€™s been a few months since our offer was accepted for project Frondeg and the purchasing process is well underway!

Thereโ€™s been a few hiccups and itโ€™s taking longer than expected but we could not be anymore excited to get the keys in our hands.

Weโ€™ve been in constant communication with everyone involved, including our solicitor,investors and the current vendor of the property.

Our biggest tip to speed up the sale for a house is to be prepared!!! Have everything ready for your solicitor before they ask and constantly communicate. You may feel like youโ€™re harassing them at times but youโ€™ll be in the for-front of their mind! We also highly recommend asking the estate agent for the contact details of the vendor. Direct communication will give both sides full transparency of the sale progress.

In the meantime weโ€™re already turning our focus onto sourcing the next deal and investment opportunity.

Weโ€™re a year old!๐Ÿคฏ

Time has flown by, to think we started our property journey registering the company a year ago and now here we are about to purchase our first house!

We have learnt so much along the way, faced many setbacks and know that we will face more but we are always learning and always growing.

From our first offer rejected, developing and maintaining relationships with our power team, many investment area visits and hours of phone calls but itโ€™s all starting to come together. Weโ€™re in a better position than we were last year, about to purchase our first investment property๐Ÿ

A Pinnacle Property Partner Loan agreement is a contract which outlines and regulates the terms agreed by a private lender and the business to protect both parties.

This is a professional way to state the following specific terms of the loan:
- What is given and the return (%)
- Timeframe of the loan
- Early/late repayment terms

This should provide reassurance to our investors that their capital is safe with us.

For example:
Investor A signs a loan agreement with Pinnacle Property Partners for ยฃ25,000 over a 12 month period at 7%. At the end of the 12 months, investor A would then receive a repayment of their original ยฃ25,000 plus their 7% agreed interest (ยฃ1,750). Their total repayment would be ยฃ26,750.

Before offering on any property, we follow a strict process to calculate the maximum amount that we can offer. This process can vary depending on the chosen strategy but the key here is to always start with the end in mind.

So, we calculate all the relevant costs and reverse engineer to ensure we are heading towards our chosen exit effectively.

The cost of refurbishment is the most obvious cost to consider. By maintaining a strong relationship with different trades and suppliers, we are able to accurately estimate the total cost of refurbishment.

Other considerations include the cost of our power team including our solicitor, mortgage brokers, estate agents fees & accountants just to name a few!

Land Transaction Tax (LTT) which is the Welsh equivalent of stamp duty will need to be accounted for as well as the cost of money that we borrow. This could be from our private investors, a bridge or mortgage interest.

The business model of a property investor is to minimise risk and create win,win,win scenarios.

The process of flipping a property can be very rewarding to a property investor if completed with precise planning and execution๐Ÿ“

A flip can generate a lump sum profit that can be used to pay back investors and re-invest into the business. This will enable us to leave money in future deals and gives us security if a project is undervalued to ensure our investors money is safe and still be able to pay the interest as promised.

When flipping, there is more creative freedom than standard BTLโ€™s. This can be rewarding as what was once just a house can become a home, when refurbished to an immaculate standard! ๐Ÿก๐Ÿ‘จโ€๐Ÿ‘ฉโ€๐Ÿ‘งโ€๐Ÿ‘ฆ

However, there are risks that we must work hard to mitigate when it comes to a flip.

Market volatility, holding costs, and unexpected expenses are just a few factors that can affect the profit margin. This highlights the importance of running the numbers and stress testing our figures prior to making an offer. Starting with the end in mind and understanding what a property is worth in a done up state becomes imperative in order to work back to what we should be offering.

Introducing Jack!

Jack graduated from the University of Gloucestershire with a degree in Sports Therapy in 2019๐ŸŽ“. Since then Jack has worked to build his self-employed business as a Sports Therapist & is also a Personal Trainer!

Jackโ€™s Hobbies fall in line with his work, Health & Fitness. If youโ€™re ever looking for Jack youโ€™ll probably find him in the gym or on the football pitch, unless heโ€™s in our investment area of course!

Jackโ€™s ability to communicate & build relationships is invaluable to the operation of the business. This along with his determination and competitive streak gives Jack the perfect drive to ensure the success of the business. Being self-employed is also a huge positive for the business as Jackโ€™s flexibility allows him to visit our investment area several times per month.

INTERESTING FACT: Jack is the Sports Therapist of a World Champion! ๐Ÿ†

Before graduating with a degree in Business management, Connor identified his high organisational skills in a finance office where he realised heโ€™d rather be working alongside more people than being confined to the same four walls!

After graduating, he went straight into the construction industry building relationships with builders, contractors and distributors all across the South West including professionals in our chosen investment area!

Due to his ambition, motivation and attention to detail, Connor quickly progressed within the industry and made the step to a project specification role. He currently provides construction and technical advise to architects, building control, energy assessors, house builders and local authorityโ€™s helping them to achieve current building regulations.

Outside of his professional career and property journey, Connor canโ€™t seem to sit still and playing a lot of football, golf and keeping as active as he can. Not being the type of person who uses social media, the directors have agreed that Connor needs to improve his online presence so you can get to know him a little more!

The housing market is booming right now!

We have seen the busiest ever start to a new year for the housing market in 2022, and thereโ€™s no sign of it slowing down as we head into the busy spring home-selling season.

March was the second consecutive month weโ€™ve seen asking prices hit a new record high, which has taken the national average higher than ยฃ350,000 for the first time.

So why do asking prices keep rising? Prices keep rising because buyer demand is so strong. In fact, the gap between the number of home-buyers looking to move, and the amount of properties available, is the biggest ever measured at this time of year.

With no sign of slowing down anytime soon, is now the best time to buy? What are your thoughts?

Connor graduated from the University of Plymouth with a degree in Business Management. Connor secured a graduate position within a market leading insulation manufacturer and has thrived within the construction industry since. This industry is very relationship lead, along with the skills he has developed, his experience will support our venture.

Jack graduated from the University of Gloucestershire with a degree in Sports Therapy.
