🔹 Around half of HMO (house in multiple occupation) landlords surveyed said that they use their property or portfolio as their sole source of income.

🔹Despite the challenges of managing HMOs, the survey revealed that nearly half of the properties were self-managed by landlords.

🔹The most common HMO portfolio size was the smallest, with 34% having between 4-10 properties.

🔹Despite proposed rental reforms and local authority licensing schemes, confidence in HMOs remains strong, with the housing shortage driving demand for well managed house shares.

The long-awaited Renters (Reform) Bill won't pass 🚫🏠

The Bill was going through the House of Lords when the announcement for the General Election was made.

The 12 amendments tabled by the Lords meant the government ran out of time in the ‘wash-up’ period.

🔹 The longest day has 16 hours and 38 minutes of daylight, almost 9 hours longer than the shortest day of the year.

🔹 As the days have been getting longer and we enter the typically busiest time of year for the property market, the average time to sell has been getting shorter.

🔹 The average time to sell fell to 60 days in May, down from the highs of 78 days in January and the fourth consecutive monthly fall.

🔹 As many start to think about the end of term and summer holidays, letting agents are gearing up for a busy few months. Around a third of all new tenancies for the year will start in the next 3 months.

🔹 On average, a third of new rental contracts start during July, August and September according to data covering 2016-2024 from Dataloft Rental Market Analytics by PriceHubble.

🔹 At this time of year, large numbers of rental homes change hands as graduates start new jobs, students arrive at university for the first time and others move in with friends.

🔹 The number of students applying for university or college in 2024 is 0.7% higher than 2023 and the second highest number on record which will further increase demand this year.

🔹 Cycling is good for our health and wellbeing and, because it is one of the most sustainable modes of transport, it's good for the planet too. That's why we mark World Bicycle Day every June, to encourage more people to take to two wheels.

🔹 The number of people riding bikes shifted up a gear after the pandemic, as did the distances they covered. 8.5 million people cycled more than once a week in 2021, up from an average of 7.4 million in the period 2015 to 2019.

🔹 The UK Local Authority where cycling is most popular is Cambridge, where 50% of the population regularly travel by bike, followed by Oxford (35%), Isles of Scilly (30%), Hackney (28%), and Southwark (25%).

It's Market Insights time 🏠⏱

🔹 House prices rose by 1.8% in the year to March. House prices grew by 1.8% in the year to March, back in positive territory for the first time since last August – and stronger than at any time since April 2023.

🔹 Detached homes led the way with 2.5% growth year-on-year, reaching an average price of £440,085. Semi-detached homes follow closely behind with 2.2% annual growth. Growth was more muted but still positive for lower priced homes, with terraced houses rising by 1.3% and flats by 1%.

🔹 There is a widespread expectation that interest rate cuts are not far away and 12% more new homes were listed for sale than a year ago.

🔹 The average asking price of homes being listed for sale on Rightmove has climbed by 0.8% in the last month, to a new high of £375,131.

🔹 The top-of-the-ladder sector is driving price growth, with 4-bed detached and 5+-bed properties increasing 1.6% in the last month, ascending higher than the first-time buyer and second stepper segments.

🔹 A spring pick-up in the property market combined with pent-up demand is resulting in upwards pressure on prices. May is typically a strong month for price growth, with new price records set in May in 12 of the past 22 years.

🔹 However, the market remains price sensitive, with 62% of offers currently being accepted at up to 5% below asking price, with a further 20% slipping to more than 5% below.

🔹 The Renters (Reform) Bill is one of the most significant pieces of legislation for private renters and landlords in the past 30 years. At the end of April, it went through its third reading in the House of Commons.

🔹 The government has said it will delay the ban on Section 21 evictions to relieve pressures on court time. However there are also many other significant proposals that affect tenants, letting agents, and landlords.

🔹 The bill also incorporates the transition to rolling tenancies, introduces new guidelines allowing tenants to have pets, establishes England's first landlord ombudsman, and introduces a new property portal.

🔹 The Conservative Party has committed to passing the bill into law before the date of the next General Election, which is widely anticipated to take place in the Autumn of 2024.

🔹 There is a strong presence of cash buyers in the market. 35% of sales in Great Britain are currently cash, compared to 30% the same month the year before.

🔹 The proportion of cash buyers has risen in all regions over the last year, with the exception of Scotland.

🔹 Higher mortgage costs have impacted affordability in the past twelve months, meaning cash buyers have an advantage.

🔹 The South West has the highest proportion of cash buyers at 43%, up from 35% a year ago. Meanwhile, London has the lowest share of cash buyers in the country at 27%, however this has still risen from 20% a year ago.
