You are definitely, absolutely only going to concentrate on this one project you have just started. You promise. Full attention on this, no distractions.
Then you are driving home, see a house for sale with a big corner plot garden and start thinking..."Hmmmm, I wonder if..."🤣
If there is one thing we have learnt from our most successful developer clients, developers who are now funding £15m projects, it is this:
FOCUS
Concentrate on delivering the best project you can and then only move on when you have that nailed (at least coming up to PC)
It looks better in the eyes of your lending partner and it will also mean your full attention is focused on finishing and exiting this current project.
Your reputation will be enhanced and your investors (if there are any), your lender and your future buyers will all see you as a reliable and reputable partner who delivers exactly what they say they will.

The problem in the commercial property finance sector is that there is no barrier to entry.
None.
While this may look to be a great attribute for the industry, it also presents huge problems for borrowers as they cannot be sure that the person they are dealing with hasn't just been selling cars or windows only two weeks ago.
Nothing wrong with either of those industries but property finance is a whole new ball game and we are still learning things after a 30+ year career in banking and finance!

Check out the broker or lender you are thinking of speaking to and ensure that they have experience and knowledge of the product and sector you are looking to borrow in.
There are some ace brokers out there...We know because we work with some of them.
Likewise, there are some great lenders too, far bigger and resourced than we will ever be.
Your choice is endless but mistakes can be costly so take your time and choose carefully.
Generally speaking, no you don't.
Of course this will depend from lender to lender and whether your loan is regulated or not.
