Ensuring your lender has the funds available to complete your build or refurbishment may seem like a given but it's not.

Certainty of drawdowns, making sure you get the full amount you have asked for in line with your cashflow, is absolutely vital, as is getting the money on the day you request it.

We have read some real horror stories lately, don't fall into the same trap and choose a lender who you know can deliver.

However, we asked our last 14 borrowers (the last 14 - not a specially picked 14 out of 50!) how they would rate us from 1-5 with 5 being the best.

All of them, every single one of them rated us 5 stars.

Comments such as 'always available', 'totally transparent', 'polite', 'didn't try to bamboozle me with tech stuff' are just some of the comments.

Classic property investment strategy for newbies.

1. Buy a property and finance it through Breeze (because you need a smaller deposit)
2. Borrow up to 100% of the refurbishment costs.
3. Keep within 70% Loan to GDV

You then decide to sell the property and make money from the value you have added or you refinance and retain it for longer term capital growth.

We know what you developers are like 🤓

You are definitely, absolutely only going to concentrate on this one project you have just started. You promise. Full attention on this, no distractions.

Then you are driving home, see a house for sale with a big corner plot garden and start thinking..."Hmmmm, I wonder if..."🤣

If there is one thing we have learnt from our most successful developer clients, developers who are now funding £15m projects, it is this:

FOCUS

Concentrate on delivering the best project you can and then only move on when you have that nailed (at least coming up to PC)

It looks better in the eyes of your lending partner and it will also mean your full attention is focused on finishing and exiting this current project.

Your reputation will be enhanced and your investors (if there are any), your lender and your future buyers will all see you as a reliable and reputable partner who delivers exactly what they say they will.

The problem in the commercial property finance sector is that there is no barrier to entry.

None.

While this may look to be a great attribute for the industry, it also presents huge problems for borrowers as they cannot be sure that the person they are dealing with hasn't just been selling cars or windows only two weeks ago.

Nothing wrong with either of those industries but property finance is a whole new ball game and we are still learning things after a 30+ year career in banking and finance!

As a borrower, do your DueDil.

Check out the broker or lender you are thinking of speaking to and ensure that they have experience and knowledge of the product and sector you are looking to borrow in.

There are some ace brokers out there...We know because we work with some of them.

Likewise, there are some great lenders too, far bigger and resourced than we will ever be.

Your choice is endless but mistakes can be costly so take your time and choose carefully.

Generally speaking, no you don't.

Of course this will depend from lender to lender and whether your loan is regulated or not.

With Breeze, we never ask for proof of income because we based our lending on the asset, not the borrower and also the borrowers ability to be able to refinance, if a sale isn't the exit.
