As the summer months begin we're excited to see our first SSAS Joint Venture project take shape in Morecambe.

The hotel has been stripped back to brick, ceilings removed on the top floor and basement to create more space/light, new drainage system installed, steel works completed, external pump house built to create access around our guests; and the joinery work/first fix continues throughout. Our aim is to be fully operational in August 2022...

On Monday Lancaster City council approved plans for the £125m scheme. In a letter to the prime minister, the chancellor and the Levelling Up Secretary Michael Gove, the MPs said the original Eden Project had brought "over £2bn to the local economy in Cornwall".
They added that government funding was "crucial" as it would "act as a catalyst" for future investment, alongside the £55m Eden Project International (EPI) has already put in.

Our intention is to attract contractors/professionals supporting the Eden 2 project and tourists during the weekends/ holidays, once the project has been fully completed in 2024.

Our relationship with our JV and SA partners has developed over the last 12 months. The collective skills we now have allow us to work together to source, fund and develop new projects utilising personal and private funding.

Strategic land investment - Its a game changer!

Over the past 2 years we have invested our SSAS pension via different investment strategies through our company Inglewood Homes. The purpose of the SSAS is to create ongoing income whilst increasing/ doubling our pension within a 5 year period.

Since 2020 this has involved a loan-back to our business to purchase residential property in Chester creating a corporate HMO business. In addition to this we funded a development project in Bournemouth utilising the Sourced P2P platform for a 12% return. Our money was returned in September and we recently joint ventured with a developer to purchase a hotel in Morecambe. All these strategies have involved extensive research and engaging with the right people.

In addition to our hotel project, we have researched an alternative investment for our SSAS which is an investment into strategic land locally in the Chester area. By working closely with our pension provider and the land company this product has allowed us to invest part of our SSAS into the land ahead of planning permission being granted. The company acquires the land with the intention that over the next three to five years plus the company will obtain planning permission.

As an investor we receive shares and potentially 5 times our invested amount back into our SSAS. This is a higher-than-average return on conventional investments and allows us to spread the risk of our investments across multiple projects

Government targets suggest at least 240,000 new homes need to be built every year, to tackle the housing crisis in the UK. One of the government's key challenges to meeting this target is to find the land on which to build them.

Based on the above we are now looking to secure land in the following areas South Yorkshire, Leicestershire, Derbyshire, Manchester, London, Glasgow and Birmingham

Yes it does, but look at the potential!

Our first SSAS project completed in December 2020 which was a loan back to our company Inglewood Homes. This was a 3 bed family house purchased via our company and renovated into 3 corporate en suite rooms with 1 being a self contained flat. The house has been fully tenanted for 12 months providing an ongoing income to our family business

In addition to our loan back we invested 50% of our SSAS funds via the Sourced P2P platform to grow our pension pot by a further 12% over an 18 month term. This was paid back in August 2021

Our next project involves the purchase of a hotel in Morecambe and thankfully this completed this week, ready to start work in Jan/Feb 2022. This time we have joint ventured with 2 developers and provided funds over a 4 year term. For us personally this is an earn and learn project with a 10% return paid back annually into our SSAS and allowing us to learn along the way.

Our funds will be used to support the renovation of the hotel into an aparthotel with the intention of recycling our funds for the next project

Hotel current market value - £287,000
GDV trading as new 8 suite aparthotel - £905,000
(based on 70% occupancy rate)

Since 2018, Morecambe has become an attractive investment prospect following the announcement by Eden Project for the creation of their “Eden Project North” site on the seafront at Morecambe.

The Eden Project scheme will cost £80 million to deliver, and is currently subject to ongoing collaboration with Lancaster University and other private and public organisations to ensure that the benefits of the project are secure for the long term.

I had the pleasure in being interviewed this week by Christopher Jaap and Josh Jenkins from Chester. We talked about taking control of our pension and utilising SSAS funds to kick start our property journey.

As a company director we started a Small Self Administered Scheme and made decisions on our pension in 2020/21. This involved creating a loan back to purchase a property and convert into a HMO. The HMO is owned by our business Inglewood Homes not our SSAS. In addition to this we also invested our funds with Sourced Capital for a return of 12% via their P2P platform

Our next plan is to purchase Commercial property and create an ongoing income for our SSAS Family Trust. We may consider pooling our SSAS funds with other investors to increase our purchasing costs therefore increasing our revenue. Or we may invest in strategic land for a higher return. So many choices but that's the flexibility of a SSAS!

At the weekend we read a great article in the Sunday Times promoting the benefits of SSAS

The article highlights the opportunities of utilising pension funds to support the growth of businesses instead of a traditional loan from a bank. In this environment it gives people choice of who to approach for funding.

A SSAS has to be registered and approved by HMRC and regulated by the Pension provider. They benefit from the usual tax reliefs afforded to pension schemes such as contributions being deductible against tax, no one income tax or capital gains tax on investments and a tax free lump sum on retirement.

They are able to invest directly in Commercial property similar to a self invested personal pension (SIPP) but with pooled funds alongside private equity and more mainstream Investments, such as stocks funds and investment trusts.

We have an independent trustee called the Whitehall Group and they manage the administration of our pension and provide guidance when required when reviewing new investment products
