Now this is more like it!

For all the weeks of swimming through custard, a week like this makes everything rosy again.

Sub floor poured, windows and doors are ready when we are, couppe of quotes for woks due back in any time, and I've spent all week pricing up the expensive stuff like kitchens, ensuites etc etc.

Extension rebuild is nearing 1st floor level, so fingers crossed we will have a watertight structure again before the 10-month Northern Irish monsoon season properly kicks in!

Oh, and I'm so glad Building Control signed off our eco friendly foundations......

We have been unable to get anywhere near this mews house to even allow the architect to measure it up. Until now.

The wilderness between it and the main house has now been scraped back, trees removed, and now all needs done is to remove the 'roof-forest' along with all the rubble inside the structure, and then we should be able to see if it is still structurally sound.

Exciting times!

When it seems to have taken an eternity to get a project over the line it makes days like this all the sweeter.

Now to get to work, turning a somewhat unloved property into a top end 8 bedroom HMO.

Today's homework.

Do the numbers on this beaut. Planning is already in place and initial works carried out to convert this building into 2 apartments.

Some awesome features, such as the round windows, and ceiling heights.

I'm unconvinced re the current use of space though, lots of dead space which could be made better use of.

I have a good feeling about this one, no planning delays, so ready to go from day 1.

This potential project will alao open the door for a new investor to come onboard.

After this one, I literally had to wipe my shoes before getting into the car.

Anyway, it was an absolutely humongous property, above a tenanted commercial unit, and I'm led to believe it has been empty for 50 years.

Big space..... big project......big project costs..... but still, its one worth doing the figures on!

Another school day!

I love days like this.

An afternoon spent on site with my mentor and all round property genius Ruth Smith at her current ground up new build 15 bed HMO in Co Down.

The sheer scale of this one takes HMO development to a whole new level. And as per usual with Ruth, the level of finish is unrivalled.

Then, onwards to Belfast for this evenings PIN meeting at the Balmoral Hotel. A room absolutely filled with people from right across the property spectrum, and 2 marvellous speakers.

Plenty of notes taken, and some great new contacts made (as well as overdue catch ups with some familiar faces)

Promise I was there Ian Jackson - better late than never, eh?

Structural surveyor / engineer anyone?

Is there anyone within my network, and preferably within reasonable travelling distance of Coleraine who could advise me on whether an unfinished extension is sound enough to retain and incorporate into a main house, or needs tumbling please?

Will need similar expertise on an old Mews House in Derry~Londonderry in the near future also.

The world's longest kitchen saga ⏰️

So it might have been picked last June.......🗓

And, ahem, stored in my garage at home since..... July.....🗓

But it's actually being fitted today!

Can't wait to see it finished, just hope there's nothing missing🙈

Today's planning meeting - done!

Anyone who knows me knows I'm not one for fancy cars, fancy watches, or fancy suits (always look like I stole them).

But this to me is simply THE best way of unwinding, destressing, and clearing the head. Well 2nd best after the beach!

Weekend nailed, week ahead planned, now time for a feed.

✅️ 1 Massive project is ours, completed today.

✅️ 1 great project agreed for sale and in legals this week, fully funded by private investor

✅️ 1 project to sign contracts on next week, all being well

And

✅️ 1 HMO project approaching the home straight, loads of hurdles jumped and looking forward to having it ready to go very soon.

Awaiting 2 sets of plans to drop before applications are submitted - watch this space!

I know not all weeks are like this, but I'll settle for it.

Well the good news is, this roof should by now be properly dressed once more.

And by tomorrow should be ours.

Add this to a recent refurbishment I carried out valuing up and completing this week, and going sale agreed on my next solo project, and this has been a great week - even if its been half term for the kids!

I admit it - I'm a failure!

I've really taken my eye off the ball where regular communication with Estate Agents in my areas is concerned.

And given I know they are a direct pathway to potential deals, this is unforgiveable.

I could make excuses, given I've been moving in a million different directions, but it still shouldn't have happened.

So, I've fallen on my sword, apologised to everyone, and promised I'd do much better moving forwards.

And guess what?

A number of off market 'projects' sent my way for viewing and analysis.

Boom!

I cant stop thinking of the potential opportunities I've passed up in recent times, but that's going to change, big time!

Now to put a few more miles on the wee van......

I love a positive client review!

It's of imperative importance to me that work carried out for clients is completed to the highest possible standards.

So, my Monday morning has become a lot better after receiving another 5⭐️ review.

What a difference a week makes!

Throw some paint at a wall or 2, chuck a few bits of laminate around, and here's what happens.....

Big week ahead in the 'HMO made pretty' competition - we are getting there!

When you know Friday is gonna be a good day!

It's been way too long, but as always, it was great to catch up with my good friend and the king of social media mentoring, Niraj Kapur .

As usual, it was only time which beat us, which means more coffee is needed, and soon!

Property - its a glamorous life!

NOT!

It's only Tuesday, and already 2 extremely frustrating days this week.

✅️ Monday - go to view and auction lot. Very interested. Spend the afternoon working on the financials, including ensuring funds were in place to cover the purchase (if lucky) and refurbishment works.

🛑 Monday night - the property is pulled from the auction.

✅️ Also Monday night - considerable head scratching and calculator banging drawing up financial report in advance of viewing a portfolio of apartments in Belfast for a client.

Today - travelled down to Belfast to view the apartments.

🛑 Unsuitable for my client's requirements (not immediately obvious from information at hand prior to viewing)

5 hours wasted.

I know social media portrays property as consisting of monthly trips to Dubai, numerous sports cars and immense wealth.

But - this is reality.

We go again tomorrow.
