A Twitter post I did 3 years back regarding the plight of Princes Street, would be great to get commissioned for a study to review possibilities…the situation would seem to have come about through market forces rather than active Planning policy.

Byre studio ‘retrofit’
In terms of preservation of the former Royal High School building I’m all for School use. I do not see the need though (and am quite concerned having viewed the original drawings at the CANMORE search room many years ago) that according to Sec.10 of the RHSPT Design Statement that “A significant volume of rock will need to be removed to create the proposed foyer space in the basement.“ ie underneath the main building of Hamilton’s Grade A Listed Greek Revival masterpiece as has been proposed.
I note the comments by the Sc Gov., in their findings of the refusal of DHP’s Hotel scheme Appeal: “Ministers agree with the Reporters (paragraph 14.23) that the appeal proposal would better preserve the listed building itself, given that it would involve considerably less removal of original fabric of the principal building than the RHSPT scheme would.“ Significant “removal of original fabric” is not referred to in the RHSPT ‘Conservation Plan’ which is a bit of a surprise given the status of the subjects, the ensued discussion and how relatively easily the -now lapsed- Listed Building Consent was achieved.
Whilst I support a music school in principle, is this “significant structural intervention” for public ‘Foyer’ use below the main building appropriate given the A Listed status, actual ‘school’ need for such and the existing performance connection with St. Mary’s Cathedral…not to mention the juxtaposition of the Calton rail tunnel only 1.5m due south of the site boundary.
Having taken back control of the subjects, it is now within the Councils gift to retain control of the asset and also offer the site as a potential location for the proposed Edinburgh Gaelic secondary school.
Redevelopment of the site north and east of the main building -as already proposed and accepted by amenity groups and the Council- could provide the accommodation required (based on the indicative area req. p/pupil) without any excavation under the key 1820’s Hamilton building and is: ideally located between the existing Bonnington primary and the ‘Darroch’ annexe that may be refurbished for primary use and is close to the key transport hubs of Waverley Station, St Andrew Sq. bus station, Tram interchange and active travel cycle routes.
This location would provide a nationally significant base for Gaelic medium education in the capital that the Sc. Gov., could find hard to resist, given that funding has already been been approved in principle for a new gaelic medium secondary school in the City.
Either way school use would be a great way of preserving the building for the nation.
