Enjoying a holiday in Mexico with Ragnar, with amazing snorkling in turquoise waters, fishing and swimming. We have both enjoyed reading the same book Atomic Habits 🙌, while honing our habits of relaxation, fun and fulfilment, alongside swim practice and gym.

What a glorious day, combining a long walk in Mayfair with meeting estate agents for . This is followed by a lovely stroll down Piccadilly into Green Park and enjoying the Changing of the Guards at Buckingham Palace💂. The walk is topped off by visit to Wellington Arch. Spring is clearly round the corner with emerging daffodils in Green Park. 🌳🌿🌸🌼🍃

Following this path of personal growth, has given me greater fullness in life, freedom and flexibility, opportunities for contribution and sharing joys, in ways that I could barely have imagined less than a decade ago.

As Kevin McDonnell recently told me, "You play this life fully until the last buzzer."

Some people say that history rhymes. Well certainly studying what has happened in similar situations in the past, does help us to predict and anticipate what may likely happen in the future.

These past days have been a special time to reflect with gratitude over blessings and opportunities, while looking ahead at what comes next. In 2023, I am very thrilled about establishing my property Deal Packaging business in London, providing great deals to investors, while being able to enjoy moments with loved ones along the way. These photos of special days out with Ragnar in the gardens of Cliveden and Nymans remind me of life's precious moments, worth repeating again and again.

To do this, I use a range of creative techniques for adding value, including extending short leases (which I specialise in working alongside specialist lawyers and valuers), doing a refurbishment, adding a bedroom through reconfiguration, and of course, buying at a discount.

Value add can also come through changing the end-use of the property from a normal Buy to Let model to for example a Serviced Accommodation, subject to permissions, which improves the Return on Capital Employed (ROCE) and provides some amazing tax benefits through Capital Allowances.
