Average rents for properties across Britain have hit a new record high, according to Rightmove.
Rightmove say the average rent being asked outside the capital topped Β£1,190 per month for the first time during the first three months of the year.
Meanwhile, you will see an average rent of Β£2,500 per month in London.
The main reason why rental costs have climbed so steeply has been demand outstripping the supply of available properties.
Luton Council is making yet another attempt to bring in two new licensing schemes after a string of false starts amid landlord opposition.
There are 4,500 HMOs in the town, with more than 3,800 falling outside of the mandatory licensing scheme, reports Luton Today.
The authority tried to introduce a scheme in 2018 after its previous additional licensing scheme ended
Campaign group, Luton Landlords and Letting Agents Ltd β made up of agents, landlords and concerned residents β launched a legal challenge, forcing the council to admit errors and the scheme was put on hold. It last announced new plans in January 2022, but they failed to materialise.

Luton house prices have increased in 2023.
Properties in Luton had an overall average price of Β£317,675 over the last year.
The majority of sales in Luton during the last year were semi-detached properties, selling for an average price of Β£334,947.

The Mortgage Works (TMW) will be reducing rates by up to 0.50% on selected products as of today (Wednesday 19 April).
Reductions are applied to both BTL and Residential products.
These latest reductions suggest a healthier market as we approach what is often the busiest time of the year for property.
Both Lloyds and Halifax expect house prices to fall 8% in 2023, while Nationwide and online estate agent Zoopla are predicting falls of 5%.
The BoE raised rates to 4.25% on 23 March, the highest level since 2008. As a consequence, the effective interest rate on mortgage rates, or the actual rate paid on new mortgages, has risen to 4.24% in February, compared to 1.59% the year before.
The good news is that some lenders have been cutting their rates over the last week, despite the BoE hike, and average rates are at their lowest level in six months ππ€
