The new Government is changing many things, particularly planning rules. They are committed to getting 1,500,000 new homes and I am particularly interested in hearing from anyone who may have suitable sites. The rules have already been changed as far as permitted development is concerned for all sorts of commercial buildings, shops and offices to dwellings and particularly agricultural to residential. The rules on the removal of agricultural occupancy conditions on dwellings has also changed.

Switching from oil fired boiler to heat pump may sound like a good idea but if you have a radiator system it is likely to mean a change of radiators, heat pumps work well with under floor heating and good insulation but with older systems larger radiators may be required.
In the last few days I have spoken to a number of concerned householders about RAP concrete which is a type of bubbly, porous concrete, weaker than traditional concrete and prone to sudden collapse. It was widely used from the 1950s to the mid 1990s in schools and other public buildings. Unfortunately not only in public buildings, it was also used extensively in local authority housing, as well as some private houses. It is relatively easy to identify if one knows what one is looking for. Last night I was asked to consider a semi detached former local authority house built around 1950 with a flat roof rear extension. From the description it appears likely that the flat roof was constructed in RAP concrete, the useful life of RAP concrete is around 30 years and it is likely this roof is deteriorating. Another problem was that asbestos fibers were added and other poor quality materials.

The flawed old valuation system still dictates much of England’s banding which means that identical properties of the same size, in the same postcode can have different bands. When you challenge your band, you’ll need to give a reason for your challenge and provide supporting evidence. If you are the owner of a holiday letting or second home you may find that your Council Tax payments will increase in April 2023 and so it is important that your Council Tax band is correct, if you need help message me.

We have always maintained a very affordable service, compared to the major companies we are, in a lot of cases, at least a third cheaper. With only David we are also able to offer a one to one with clients, a friendly service which you don't always get elsewhere. We are seeing an increase in people purchasing property not getting a survey or getting a survey through the agents they have purchased the property from.
Paying a fee for a survey, minimal compared to what you would pay for a property, which can identify problems prior to your purchase, can save thousands or could give you peace of mind that you are buying a safe place. Unfortunately, a recent survey has identified not only problems with the roof, but also damp in the external walls, windows which are in need of replacement due to age and a major problem with an internal extension. To rectify this problem will cost thousands and be very time consuming. The survey fee paid has thankfully saved our clients an awful lot of money.
