A project we designed that has recently been completed. This tired bungalow was totally gutted and re-planned moving bedrooms from the back to the front and the kitchen/living room moved to the back. A new side entrance was introduced to help the property flow better and a lovely extension added to the rear. To complete the contemporary feel the dwelling has been rendered with timber cladding features to add some architectural interest.

An interesting article about the fall in interest for conservatories and how they might actually devalue your house. Over recent years we've worked on plenty of projects where we've demolished existing conservatories and replaced them with extensions. This often comes when clients realise the limitations of a conservatory.

Misconceptions about conservatories often are:

1. They do come under the same planning requirements as extensions.

2. They need doors between the conservatory and main dwelling otherwise don't comply with building regulations.

3. They need their own independent heating system and can't be connected to the main dwelling central heating.

4. Salesmen/women won't tell you they attract flies (lots of them) in the summer if you leave the doors open..!!

5. They're incredibly cold in the winter and expensive to heat, and like a greenhouse in the summer.

Last week we were invited back to view the finished result of a project we designed converting an old tired bungalow into a spectacular contemporary dwelling. For this project we designed side, front and rear extensions, a complete interior re-plan, a loft conversion and exterior rendering. The clients are both in their 80's and this is where the lady grew up as a child and she's delighted to be back in her former home.

A project that's very recently been completed that totally transforms the property. 'Before' and 'after' photos of the rear show how the whole house has been rendered and grey frame windows added. The kitchen has been increased in size by adding a single storey extension and removing an internal wall to open up the dining space, plus new bi-folding doors. New modern kitchen units with an island complete the transformation including a new utility room by part converting the garage. Our client is delighted with the finished result.

We do work on some smaller projects too, and this garage/office has just been submitted for building regulations approval. It's been carefully designed to fit within the permitted development allowance and therefore no planning approval required. With all the home working these days we're seeing a large increase in enquiries for these kind of proposals.

Building Regulations will be changing on 15th June 2022, revised Approved Document F- Ventilation, Approved Document L- Heat Loss, new Approved Document O - Over Heating and Approved Document S - Charging Points. The changes will have a huge impact on new builds, domestic extensions, loft conversions, garage conversions etc, with the increased levels of insulation for glazing, floors, roofs and especially cavity walls. This will have a dramatic effect with prices of materials.

If you have a project coming up it might be worth enquiring if you're able to register your application in advance of June 15th 2022 to avoid the new regs. The building inspectors we use in Nottingham are allowing advanced applications even without drawings and this then protects the project until at least June 15th 2023. If then the work on site is not started until after June 15th 2023 then the new regs will apply, so it might at that stage be worth at least digging out the foundation trench or laying some drains.

This has nothing to do with planning permission as the two are often confused. You can register a building regulations application even if you've not applied for planning or your project is still going through the planning system. By doing so the savings could be substantial.

We're often asked if rendering your property requires planning permission. If you're proposing to use substantially different materials to the existing then yes it does. If you're proposing to replace like for like then no it doesn't.

This is a project we've recently been involved with and gained our client planning approval successfully. It's remarkable how rendering a property gives it a whole new look and a massive aesthetic upgrade. This client is now part way through a rear extension we also designed and more photos will be added as the work progresses.
