With the governor of the Bank of England Andrew Bailey stating, we are certainly heading in the right direction, but still some way to go.

Thinking of getting your first mortgage but work as a contractor? Don't worry, you've got options. Mortgages for contractors can be straightforward with some know-how. 😌

The key is providing proof of your income. Lenders want to see a track record over the last two years at least. Get your accountant to verify your accounts going back as far as possible. Consistent, growing contractor income is ideal. Lenders understand contractors move between contracts, just show you've always found work. 🗃️

You'll also need something to cover gaps between contracts. Having 3-6 months of savings as a buffer is recommended. Or you could get income protection insurance to guarantee funds if you're unable to work for any reason.

Once you've gathered evidence of your income, finding a mortgage should be easy. Lots of lenders cater for contractors these days. 🙌🏼

Lenders have been steadily lowering rates recently and the latest news reveals hopefully lower rates are still incoming.
However, the Bank of England will announce further updates concerning the base rate on the 21st September.

If you’re leaning towards a fixed mortgage, you may be wondering how long to fix for. 🏡

There is a lot of uncertainty with interest rates, so choosing a mortgage in this market can be especially difficult. This is one of the topics we will discuss in your mortgage appointment.

In the mean time, to help make your decision, here are a few things to consider:

🔑How long are you looking to live there?⏳
If you are only looking to live there for a few years, a shorter fixed term may be sensible to avoid potential early repayment charges when moving. If you plan on being there for a longer period, you may wish to opt for a longer term fixed rate for added security.

Longer fixed rates may enhance how much you’ll be able to borrow.
Some lenders are able to lend more if you go for a 5 year fixed over a 2 or 3 year fixed mortgage.

📉What do you think interest rates will do?📈
If, for example, you believe interest rates will come down in 2 years time, a 2 year fixed mortgage may suit you best. If your estimations are correct, you’ll then be able to remortgage on to a better rate once your fixed period has ended. However, there are no guarantees.
