It’s been a busy couple of weeks at The Coast and County Group. I had the absolute pleasure of presenting twice in as many weeks, once to SSAS Entrepreneur Network with the awesome Doug James and once to our own networking group WIN Networking Scarborough. We’ve been really busy in the office too, supporting landlords, dealing with difficult tenants, onboarding new landlords, viewings and CPD on growth mindset and property management. I’m very fortunate to work with some amazing people, not least Neil Street-Bailey, who’s a fantastic teacher and very patient!!

A bit off piste today.

With all the negative things going on in the world today, recently I’ve been making time for all the amazing things I have in my life. I’m currently reading The Magic by Rhonda Byrne, the same author who wrote The Secret. It’s a 28 day reset and puts you on a month long gratitude journey.

Sir Isaac Newton said “for every action, there’s an equal and opposite reaction” and it applies to gratitude. The more gratitude you give, the more you receive. It’s about being grateful for the things you already have as well as about the things you want in your life. I’m only on day 6 and I’m definitely seeing results!

Quick Question.
Who knows someone about to have their property repossessed?

Not many I’ll bet. But did you know that nearly 500,000 people face the threat of repossession every year? And the reason not many of us know someone facing repossession is because people don’t want us to know. It’s a taboo subject. It’s pride. It’s embarrassment. Repossession goes hand in hand with debt and mental health.

The reason I’m telling you all this? Last week I completed my official training to become a Repossession Rescue Supporter and I’m so proud to be part of this group of people that I wanted to tell you a bit more about it.

For so long, property investors have been branded as money grabbing. We’ve all seen the homemade, handwritten, felt tip signs attempting to grab vulnerable people’s attention, to buy their property. When people are facing repossession, they often feel that’s their only option.

Myself, and fellow supporters of Repossession Rescue have pledged to always act in the best interests of the people we’re helping. To sign post the help available to people and to help people realise there might be other options out there.

I joined the network having had personal experience of repossession. Whilst my parents didn’t quite come to have our home repossessed, they did come very close and one of my dearest friends went through it and still suffers from the trauma today; and it’s not just home owners that suffer in silence, not knowing where to turn, it’s landlords as well.

If you know, or think you might know someone in this situation, please, please talk to them, it might be the help that they need.

INVESTOR VISIT!! 🏡 📈

Last weekend was investor site visit! I love it when my investors come on site to see exactly what their money is doing.

This is the second time Claire has invested with me and it’s grown into something far more than a business relationship. We’re changing the face of Scarborough, one property at a time and supporting local businesses when we go for delicious food!

It’s really humbling when investors like Claire trust me with their hard earned money, so I love being able to bring them on site and show them what their investment is building. Of course I give Claire regular updates and live video calls from the site but an actual visit really helps cement a relationship. Deliberate pun intended!

Hope all you lovely people are doing well and kicking your build team’ butts occasionally. Of course I don’t do that, Well actually sometimes I do 😂. But that’s how we get stuff built in Scarbados!

Today, I thought I’d reintroduce myself as I’ve had quite a few new connections lately. So, sit back, relax, as I tell you a really quick story!

I started in property 3years ago after my leaving my very secure job as a secondary Drama and English teacher. I didn’t know anything about property, like everyone else I’d obsessed over Homes Under the Hammer and wanted Kirsty and Phil to adopt me! My most transferable skill was arguing with teenagers, I now argue with grown ass builders and am able to use a far more colourful language, I even got the nickname The Virgin Property Developer!

After a rockier road than a trek along the Amazon, I’ve successfully completed two commercial to residential conversions, a full refurbishment of a 4 bed terrace andI have a scheme being submitted into planning for a new build block of 20 apartments. I think it’s safe to say The Virgin Property Developer has popped her cherry!

I haven’t done this alone, eventually, after going through contractors like a bout of Delhi belly, I’ve come to surround myself with a team who I trust and know will give me the best advice, even if I don’t want to hear it.

When I started in property nearly three years ago now, I didn’t have a clue, COMPLETELY clueless. I was scared to ask questions for fear of being wrong. I have a teaching background but in property I didn’t practice what I preached. I used to say to the kids “don’t be afraid to ask questions, it’s ok if you’re wrong” and “making mistakes is how you learn”. Three years ago the teacher became the student and after completing two successful commercial conversions and currently on with a refurb, I ask questions, I get my hands dirty and quite a lot of the time I get it wrong but after learning that one of my core skills, along with talking to people, is problem solving and there have been a lot of problems to solve, I ask my team for help and advice and we solve the problems together.

On this job I’ve discovered I REALLY love power tools!! My obsession has reached a new high, I’ve asked Neil Street-Bailey for a circular saw for my birthday!

What’s my point? Don’t be afraid to ask questions, it’s ok to make mistakes and surround yourself with an awesome team who will teach you skills along the way.
Who’d have thought they’d let me loose with dangerous equipment!

I, personally don’t buy into the mass building of identical houses but if it brings new jobs and homes to a town then it can’t be a bad thing. It was a lovely afternoon with these fabulous people yesterday! They’ve been part of my network for over a year and it was great to finally get a face to face with them!

Monday afternoon deal analysis. This deal has been presented to me by my builder and is completely off market. Two new builds in a great location, right next to each other. Inputting all the figures in our CRM for my support person Peter Blackley to really crunch the numbers.

After a hectic week chasing building control, buyer’s solicitors, lots of networking and viewings, it’s nice to have a break in the sunshine with my favourite tipple! Happy weekend everyone!

It’s been a week of networking, meeting new people and catching up with old friends. Kevin is a brilliant connection, as a loss assessor he sees property in all sorts of disrepair on a daily basis. We took a trip to Beverly to view one of his client’s severely water damaged properties to see if I can help. It’s an absolute cracker!

It was lovely to meet and partner Dan at my project in Scarborough today. Crazy to think we randomly connected on social media and found out I used to teach her little brother!
