Sneak peek of a barn conversion / extension project that we’re working on currently.
The new, visually contrasting extensions help to enclose a new private courtyard with all of the proposed bedrooms and shared spaces benefitting from this new focal point.
Details include utilising rain chains rather than traditional downpipes purposely positioned so as to be easily observed from the interior spaces during wet weather, because let’s face it, Ireland is wet most of the time.

A small extension project on a restricted site in Limerick city currently at design development stage.
A single storey semi-d that’s north facing to the rear so we’re carving out a courtyard and adding roof lights to bring in lots of natural light.
Planning permission has been granted for a new contemporary home on an infill site in Adare, Co. Limerick.
The site has been subject to a number of failed applications in the past including an ABP appeal so it’s especially satisfying to have achieved permission for our clients.

Two simple pitched elements slide past one another with the facades opening out to a private south-facing terrace.
An external canopy here provides solar shading and the opportunity for year-round use.

We’re delighted to learn that our residential project at Pennywell in Limerick has recently been granted planning permission.
The development will provide 122 student beds along with social and ancillary spaces set around an internal courtyard on a lands adjacent to TUS LSAD Clare Street.
Situated in close proximity to a number of protected structures, the scheme achieves density through height whilst also being cognisant of its sensitive historic context.

We’re delighted to have received planning permission to a former train station, a protected structure, in County Clare.
The proposal sees the demolition of non-original extensions and proposes sensitive internal reconfiguration together with the addition of a contemporary, two-storey metal-clad extension to the east.
The original station house entrance will be reinstated as part of the reconfiguration works.
On ground floor, the extension provides new kitchen and service spaces. A spacious bedroom and family bathroom is proposed on the upper level.
Considered circulation aims to connect all of the existing and proposed spaces as seamlessly as possible.
A challenging but extremely rewarding design process developed in close collaboration with our clients over the past two years.

The lime render backing coat is being applied this week at Moymore Cottage.
Huge physical effort required on the part of the heritage contractor to make this lovely old cottage dry at last.
Nice to see appropriate materials now being introduced after lot of time spent removing the unsuitable kind.

More lovely Clients have received planning permission this week. A home designed to cater to the needs of a young family.
The living spaces are orientated south-west towards the Atlantic Ocean where a courtyard provides a sheltered point of egress (particularly for days like today).
Framed views of the mountains to the east are captured from a similarly sheltered front door.

Peeling back the layers.
Much of the stripout has now been completed at Moymore Cottage along with significant external works to tackle years of groundwater ingress.
Wonderful to discover a long-disused fireplace behind the dry-lining which we would love to see become a focal point in the new space!

Kicking off on site this week in County Clare.
We’re helping to conserve this 200 year old cottage by removing unsuitable modern dry-linings and cement-based finishes.
Walls will be re-rendered in lime and the exterior of the cottage, lime-washed.
A couple of minor alterations internally to form a fun mezzanine / loft bedroom for both grandkids and overgrown kids alike.

Ground plan for a new house in County Limerick.
A common development pattern seen historically in the local area involves clusters of smaller farm buildings.
These usually developed organically over time and often take the form of a series of outbuildings set around a central dwelling house.
The gaps between these buildings regularly resulted in the formation of enclosed or semi-enclosed courtyard spaces that created a sense of protection & privacy.
This approach combined with stepping the various floor levels to work with the natural contours of the site helps to root this building to its place.
