Sooo... if you're looking to buy a house, this is something you should take note of. Apart from the downpayment for the property, there are other major costs incurred. One of it would be the legal fee, which is for the preparation of 'Sales and Purchase Agreement' and 'Loan Agreement'.

Therefore, before you start searching for your dream home, do budget for your upfront cost needed! 💁🏻‍♀️

BUYING A PROPERTY is a huge commitment! So before inspecting the property, here are some areas you should consider as it could impact your decision in the search of your DREAM HOME.

1. Location - Is it close to your work place or your children's school? This will eliminate the hassle of long commutes daily. Location of the house will also determine its price and potential future appreciation.

2. Surrounding - Is it near a busy and noisy street / highway? Check out the area during peak hours to make sure you are comfortable with the daily traffic and noise level. Does it offer the convenience of nearby shops? Having sundry shops, clinics and coffee shops nearby is always a plus factor. The neighbourhood you live in will have a direct impact on you.

3. Size - Are the number of bedrooms and bathrooms sufficient? Any plans for additional family members in the future? You may also want some rooms to be converted into an office, kid's playroom, or even for storage space.

4. Layout - Does the layout of the property fits your daily needs and lifestyle? If you like to cook, then a big kitchen is a must!

5. Security - Is the area gated and guarded? How is the crime rate in the neighbourhood. Does it comes with sufficient parking space and whether it is safe to park on the street.

6. Condition - What are the repairs, replacements or renovation required to be made to the property? It may take up more money and time to fix or complete them.

2020 definitely has been a tough and unexpected year.

Nonetheless, it was a new and exciting year for me as I have venture into the real estate industry as a real estate negotiator (REN). The only knowledge I had was from observing my parents getting their property ready and dealing with tenants.

I am truly blesssd to be surrounded by positive and encouraging people! Thanks to for the trainings and sharings, equiping me with the right skills to perform my REN activities, , my team leader for the consistent support and guidance. And ultimately, my supportive family, especially dad who is my ever real-time walking dictionary.

Apart from being a REN, I am currently pursuing the real estate agent license course. Was supposed to have the exams in mid-2020, well... due to the rising covid-19 cases, it has been postponed to early 2021.

Not forgetting my clients, thank you for your trust and believe in me. Hope I'll be able to continue serving you in the years to come!

Above all, thank you God for His protection, goodness and blessings in my career progression.
