Firstly, Buffett advises to focus on the future productivity of the asset you are considering. If you don't feel comfortable making a rough estimate of the asset's future earnings (depending on your investment goals), just forget it and move on.
Secondly, just like investment in the stock market, the value of a property is largely derived from the potential cash flow.
Thirdly, hire a real estate professional. A professional is also source for expert advice on valuation and other local micro economic factors that will directly impact your investment. A professional understands the dynamics of investing in a particular area and can help you find the right investment for you.
Lastly, Buffett said that "no one ever get rich paying too much for something." There is a saying in real estate that you make your money when you buy, so its essential that you never overpay for a property.

A further analysis of the NBS data shows that the 3.85% growth reported in Q2’ 2021 is the fourth positive GDP value the sector has recorded in the last five years. The first positive value was reported in Q1’ 2019, the second was in the fourth quarter of 2020 when the sector exited an almost two-year recession, and the third was the first quarter of 2021.
Despite the slowdown in the economy, current inflation and devaluation of the naira, the real estate sector has seen increased investment interest with individual and institutional investors

Real Estate Agents vs Real Estate Brokers:
Sometimes these terms are used interchangeably, however, it’s important to know the key differences.
Real estate brokers are licensed to run/own a brokerage. Agents don’t work independently, they are employed by brokers to expand their reach.
They (Agents) earn money through commission each time they successfully help a client buy or sell a property.
Brokers earn money by sharing a percentage of their commission with agents or work independently to keep 100% of the commission.
