JVST
JVST creates warm and people-friendly urban places JVST was founded in 2012 by Jaakko van 't Spijker under its original name jvanstpijker.
The aim of the office from the start has been to design and realize integral projects, in which urbanism, public space and architecture reinforce each other in an adventurous and unprejudiced manner. The combination of context-aware fabric-collage with sensory experiences is the essence of experience urbanism, an attitude that makes the familiar special and that revs up the everyday to become extr
Demount, don’t demolish.
The last elements available for reuse were demounted from the large flat in Ivoordreef, Utrecht, last week. The skeleton of the existing building is now awaiting for the demolition of the concrete structure.
All the elements that will be reused in the new design were brought to the ground and stored on the future building site. Façade panels, railings and even parts of trash conduits were numbered with the use of a QR code, following the directions provided during the design phase, so that the temporary storage, transformation and use during the building process is made easier and more efficient.
Thanks to this process and the integration of these elements in the new design a big amount of material is saved from going directly to the landfill, while avoiding the production of new material.

We are so happy that our project Little C won as best building of the year in the category livability and social cohesion among the BNA nominees!
From the jury report: "Little C fulfills its bridging function between the city center and Coolhaven, between Erasmus MC and a new residential area, between existing and new city. Realizing so much spatial quality at such a high density is an achievement, which is why Little C wins in this category".
Big shout out to the team!

Our kitchen area is a central part of our working days, so when we redesigned it, we emphasized its role of the heart of the office.
Located between different working spaces, there is always something going on here. Its vivid colours add to its vibrance and make it a happy start of our days!

The construction of our project in Rijnvliet, Utrecht, is moving along fast!
The block we were commissioned to design hosts different types of units, overlooking a central courtyard. The angled balconies are emerging from the scaffolding, and give a playful touch to the facades, varying in depth depending on the orientation. Foggy morning in Schiefront, Nieuwe Haven, Delft.
The four building clusters we designed vary in typologies and dimensions and have a very distinctive character from each other.
The Boeg combines two rows of terraced houses that either overlook the water, or a playful square. Oversized windows will create a special connection with the surrounding environment while providing a cozy spot to sit and relax.
For this project, we are working together with , , and .

Team excursion to study reference projects and materials.
When detailing and finishing have a very important impact on design, and one sample is not enough to test the final look and feel. Great reference
In our project Schiefront (in Nieuwe Haven, Delft), nature will play an important role.
Public spaces are framed by building clusters that will host houses and nests for a variety of animals, while rainwater will be re-used as much as possible, collected and retained by green roofs and terraces and brought down to gardens and courtyards. Retaining and re-using rainwater also reduces pressure on the already complicated water management of the area, where the ground water level is just 60cm below the average street level.

We are honored by the fact that our partner Orri Steinarsson has been recently asked to take part to the jury panel for the requalification of Lækjartorg, a square in downtown Reykjavik.
The plaza is placed in the heart of the city and has a very important meaning for the capital of Iceland, which has its District Court overlooking it. The brief asked to come up with fruitful and interesting ideas, in line with the recent development of the surrounding areas.
Many compliments go the selected winners: and
Last year we took part to a competition for a new bridge over the Fossvogur cove. The aim was to connect Kópavogur with Reykjavík for public transport , cyclists and pedestrians. The constraints were very tight, with a maximum height imposed to not interfere with the nearby airport of Nauthólsvík and with visual connections to the surrounding landscape.
Our proposal combined a functional connection - with direct crossing for bus and cyclists - with a more scenic route that allowed for people to stop and enjoy the surroundings. The curved shape of the bridge creates different perspectives in all directions.
For this project we collaborated with and
A new campus development strategy for the University of Iceland.
Together with we have been asked how to strengthen the identity of Reykjavik university campus, improve connectivity and link the campus with the city, the Borgarlína BRT system and the adjacent natural landscapes.
The ultimate goal is to link development strategy and the sense of place and well-being of the academic community on campus. Our masterplan provides the university with a long-term ambition document and will facilitate strategic decision making as well as the dialogue with the City of Reykjavik and other stakeholders.
Disassemble, test, reuse
To ensure the usability and durability of the elements, our favorable elements were carefully demounted and brought to a warehouse. Concrete elements were tested for quality, pressure, color differences and strength – especially after cutting them in various shapes. Balustrades were modified to be able to meet building regulations. During this phase, testing and designing went hand in hand. We designed specific details to fit in the old materials and researched combinations of bricks, concrete panels and colors to emphasize the circular materials.
Involved in this particular aspect of the project were BOOT Ingenieurs, TechnoConsult, Lagemaat Sloopwerken and Meijs Ingenieurs.

Design & where it came from
Part of the assignment for two social housing blocks in Utrecht was to investigate the re-use of the existing and about to be demolished building. The flat, dating from the 60’s, was built following the Intervam prefab system. Together with BOOT Engineers we worked on an extensive analysis of the different elements. The typical gravel concrete panels make up a big part of the identity of Overvecht, so we developed our design around these old prefab elements. From a lush entrance canopy in concrete and a wastebin reused as seat, to gravel concrete wall claddings to reused balustrades in the gallery: circularity is visible everywhere and defines the atmosphere.

Materialization for Schiefront – Delft. Work in progress.
We recently delivered the VO for the project Schiefront in Delft. Schiefront is part of a bigger development – Nieuwe Haven, for which the urban plan was developed by , and next to a mixed-use building ensemble designed by .
Buildings were arranged in clusters, each with their own identity and features, but connected by a recognizable material palette. Inspiration for this came from Delft’s industrial tradition - including glazed ceramic accents as a reference to the adjacent porcelain factory - while at the same time maximizing sustainability and livability of the area, prioritizing the choice for demountable and sustainable building methods and materials.
Looking forward to developing this plan further into a new, healthy and green neighborhood.

Little C, our recently delivered project in Rotterdam, consists of a big variety of housing types and sizes that have been developed into unique homes. Together with the commercial spaces in the plinth they form a diverse and dynamic urban mix.
The choice of having one central distribution every three small towers created the possibility of minimizing the amount of circulation space, while maximizing open sides of the apartments. All balconies and terraces either face the waterfront or a square.
We recently completed the design for Ivoordreef, Utrecht. Our proposal consists of mixed sizes buildings with different housing typologies, private and public green and additional facilities like a playground, garage and sports venue. The plan mitigates between the spacious and orthogonal post-war structure and a smaller, more informal scale that creates a lively neighborhood.
The public space plays a crucial role in the masterplan, weaving between the different blocks while connecting them with their surroundings. Larger spaces form public squares and playground areas, while the car-free streets are carefully designed to create subtle transitions from public to private. The three bigger blocks act as a sound-buffer between the busy Einsteindreef and the houses and outside spaces on the other side.
We worked on Ivoordreef together with .contour , , housing corporation Bo-Ex, and Buro Boot.
The physical offices of JVST function as our Professional Playground: we work hard and with focus and combine this with facilities for collaboration, invention and exploration of ideas.
We just launched our new website! It reflects who we are and how we work as an office, what drives us and how we like to work: with people, for people and with a lot of enthusiasm.
Collage city + Experience city is a way of showing how we work in the office: a mission translated into drawings. It shows the combination of context-aware fabric-collage with sensory experiences is the essence of experience urbanism, an attitude that makes the familiar special and that revs up the everyday to become extraordinary.
