The B Porto Hotel is located in the heart of Porto near some of the major tourist spots such as Clerigos tower, Crystal Palace, Bolhão market or São Bento Station.

It consists on a 85 rooms Hotel that will be operated by a worldwide international brand. The project will be freehold, meaning that the unit that you will purchase is yours.

It´s eligible for the €350.000 reduced Golden Visa investment with an upfront 5% ROI (€87.500) paid only 1 month after the deed is done. This means that your investment become of €262.500.

Regarding the T Porto, you have actually 3 investment scenarios that you can choose from:

400.000€ - (400.000€ * 3,5% * 5 + 10.000€ + 10.000€) = 350.000€
On top of this, you will benefit from the reduction on the property transfer tax and the stamp tax (calculated over the property price), as well as from a reduction in the taxable rental income over the first five years.

3) In this option, the developer can sell a 2 bedroom apartment for the price of 355.500€, without paying rental income over the first 6 years of exploration.
The reasoning is the following,
Asking price - 450.000€
Income paid over the first 5 years = 450.000€ * 3,5% * 5 = 78.750€
Expected income on year 6th = 450.000€ * 3,5% * 1 = 15.750€
Asking price deducted from rental income over 6 years = 450.000€ - 78.750€ - 15.750€ = 355.500€
This means that you won't receive any income for 6 years but you will have a T2 valued at €450.000 for €355.500.

Obviously, later, if you decide to put your unit in the market you could sell a T2 or a T1 much faster than a Studio.

Imobiliário português a despertar interesse dos investidores: 7 mil milhões de euros para comprar.

Classes com maior aumento de procura são logística, residencial de rendimento e o setor da saúde, segundo um inquérito da Cushman & Wakefield (C&W).

Os investidores continuam de olhos postos em Portugal e revelam ter disponíveis cerca de sete mil milhões de euros para comprar imobiliário comercial no país, segundo um inquérito realizado pela consultora imobiliária Cushman & Wakefield (C&W). As conclusões mostram que o “apetite” pela aquisição de escritórios e residências de estudantes continua em alta, ainda que as classes que registam um maior aumento da procura sejam a logística, residencial de rendimento e o setor da saúde. Os dados divulgados indicam, também, que os investidores têm perto de três mil milhões de euros em ativos para vender num "futuro próximo”.

O inquérito realizado pela consultora, junto de 53 investidores, incluindo fundos de investimento, "family offices", gestoras imobiliárias e seguradoras, tinha como objetivo avaliar o impacto da pandemia em Portugal nas intenções de investimento, nos mercados de ocupação e nos níveis de preços para as diferentes classes de ativos imobiliários. Segundo os resultados, e somando as intenções de investimento de todos os participantes, haverá mais de 7.000 milhões disponíveis para adquirir imobiliário comercial em Portugal. “Confiantes na liquidez do mercado português”, refere ainda o estudo, os investidores revelaram terem ainda cerca de 3.000 milhões previstos em vendas num “futuro próximo”.

A grande maioria dos inquiridos, nomeadamente 83%, considera que o mercado de investimento retomará os níveis de atividade e de preços pré-covid-19 ao longo dos próximos 18 meses, estimando que a descida de preços será mais evidente nas áreas de retalho e hotelaria. Antecipam, por outro lado, que a logística, escritórios e residências de estudantes venham a ter menores oscilações.

O estudo indica ainda que 87% dos investidores estudaram oportunidades de investimento durante o período de confinamento, e perto de 63% estavam prontos a apresentar ofertas. Quase 50% dos inquiridos não mudaram as suas estratégias de investimento, 31% estão a reconsiderar o perfil de risco dos investimentos, e 22% estão a avaliar outro tipo de ativos.

Portuguese Golden Visas soar in pandemic: 146 million invested in May, the best month since March 2017
Investment almost tripled (192%) in one year. In April, it had fallen 46% compared to the same period last year.

The investment raised through Residence Authorizations for Investment Activities (ARI), as gold visas are known, almost tripled (192%) in May, compared to the same month of 2019, to 146 million euros. A big increase, particularly in Covid-19 times, since in April it had fallen 46% compared to the same month last year, to 28 million euros.

According to accounts made by Lusa based on statistics from the Foreigners and Borders Service (SEF), in May, the total investment resulting from the granting of gold visas reached 146,168,473.40 euros, 192% more than the 50 million euros recorded in May 2019.

The investment value raised in May is, moreover, the highest monthly amount since March 2017, when 192.4 million euros were raised. In monthly terms, that is, compared to April, the investment raised more than quintupled (421%).

In the first five months of the year, the total investment raised through gold visas totaled 293,903,059.01 euros, 1.7% less than a year earlier. The amount raised in May contributed, as the figures show, to this result. It should also be noted that between January and May, 529 “golden visas” were granted, more than half of which were granted in May alone: ​​of the 270 granted in May, 257 were through the acquisition of real estate, of which 73 for urban rehabilitation, and 13 through the capital transfer criterion.

The purchase of real estate - worth more than at least 500,000 euros - totaled 136.9 million euros (urban rehabilitation amounted to 26.2 million euros) and the transfer of capital 9.2 million euros.

By nationality, in May, 68 gold visas were granted to citizens from China. Brazilians (30), North Americans and Indians (19) and Turks (17).

In more than seven years - the ARI program was launched in October 2012 - the accumulated investment until last March totaled 5,286,156,889.96 euros, with the acquisition of real estate totaling 4,775,165,734.06 euros.

Of the total investment in property purchases, 213,087,521.50 euros correspond to the acquisition requirement in view of urban rehabilitation. Visas issued by capital transfers totaled 510,991,155.90 euros.

In all, 8,736 gold visas have already been awarded: two in 2012, 494 in 2013, 1,526 in 2014, 766 in 2015, 1,414 in 2016, 1,351 in 2017, 1,409 in 2018, 1,245 in 2019 and 529 in 2020.

Of the 8,736 visas already granted, 8,227 were through the purchase of real estate, of which 592 in view of urban rehabilitation. Due to the capital transfer requirement, 492 were allocated and 17 were also delivered through the creation of at least 10 jobs.

By nationality, China leads the way in granting visas (4,586), followed by Brazil (925), Turkey (418), South Africa (351) and Russia (329).

Since the beginning of the program, 14,936 residence permits have been granted to reunited family members, of which 515 in 2020.

Gold visas continue, or not?
The program of assignments of gold visas has made a lot of ink run, since the changes to the regime, approved in the State Budget for 2020 (OE2020), foresaw a brake in Lisbon and Porto. A measure, moreover, very contested by several ‘players’ in the real estate sector. However, due to the Covid-19 pandemic, they are suspended, and the Government has decided to leave the decision to change the rules on stand by.

The relaunch of gold visas is, moreover, one of the measures contained in the “Programa Relançar”, which was recently launched by the Portuguese Association of Real Estate Developers and Investors (APPII) and which aims to attract investment to the real estate sector and place Portugal on the path to economic recovery in post-Covid-19, generating confidence from national and foreign investors.

Needed documentation

The amount of documentation needed to acquire Portugal's permanent residency by investment varies according to the level of investment. For a 500k investment you will need the following documents:

- Final Deeds of Purchase, or Promissory Contract;
- Declaration issued by a financial institution accredited or registered in national territory by the Bank of Portugal confirming an actual international bank transfer for purchasing or for payment as initial deposit of the sale agreement;
Certificate of the Land Registry Office issued within the prior 45 days, comprising the registrations, endorsements, and entries in force and proving the ownership of the real estate, free of any encumbrances, or certificate of registry comprising the provisional record of purchase, when legally feasible, with initial deposit.
- Official Tax Description of the Real Estate, when Legally feasible;
- Excerpt of the Commercial Register issued within the prior 45 days in case the investment is made by means of a single-member limited company of which the applicant is the proprietor.

All documentation (unless otherwise noted) needs to be issued within 90 days before your online application.
Anything issued by a foreign entity has to be legalized (e.g., with an apostille if your country of origin has signed the Hague convention). Moreover, anything that’s not in Portuguese needs to be translated and certified.

- Year 5 - Portugal Permanent Residency and Citizenship (Passport) for yourself and your dependent family members

Costs

Besides the level of investment in Real Estate, the applicant will have other associated costs such as the down payment for the property, which is made in cash, as well as the legal documentation necessary to submit, which may also have associated costs.

Buying real estate in Portugal attracts certain taxes, stamp duty, and fees. We recommend investors' budget for around 9%-10% in total, the main element being Property Transfer Tax (IMT).
Government fees per family member for application of the golden visa are €5,147.80. Renewal fees every two years apply at 50% of those rates. In addition, there is a processing fee on application and renewal of € 514.80 for the main applicant plus €80.20 per family member. Legal fees are free of charge to all our clients that choose an investment or property purchase via MFG Consultants.

Who is eligible?​

All third-country citizens who conduct an investment activity, as an individual business person or through a company set up in Portugal or in another EU Member State and who, in addition, are stably settled in Portugal, provided these citizens fulfil the quantitative requirements and the time requirements set out by the relevant legislation, may apply for a Residence Permit for Investment.

The investment can be made as an individual or through a legal entity meeting certain requirements. You will also need to meet the (minimal) physical presence requirements.
Anyone except Portuguese and EU/EFTA citizens - can apply for the Golden Visa Program after completing a suitable investment into Portugal before asking for Portugal permanent residence.

You can bring your family members, including your spouse, as well as your kids (as long as they are younger than 18 at the time of application, or enrolled in studies and being supported by you). In certain circumstances, you can even bring your parents and/or in-laws, as long as you can demonstrate that you are supporting them.
