Owners were the first owners of this resale EC unit. With the development being 20 years old, I shared with them on capital preservation by seizing the window of opportunity of the high market trend to cash out on their profits, and re-allocating it into a newer property with safe and good attributes that would fit their familyโs current needs and goals. Today marks a significant milestone for me and someone I first crossed paths with at a roadshow a year and a half ago. My clients turned friends, have made a confident move by securing a 5-bedroom, nearly 1600 sqft property at a safe entry price of $1340 per square foot in today's market. They recognize the value of entering safely in a new development with such ample square footage, a rarity in the ever-shrinking landscape of upcoming projects. Great thing is, they don't have to sell their HDB till 6 months after keys collection to their new home. ๐ฝ๐๐ฉ ๐ฉ๐๐ ๐๐๐จ๐ ๐๐๐๐ฃ๐ ๐๐จ... my buyers instantly made paper gains of at least $83k as the developer increased the last 5-bedder unit right after!!
More than that, what truly matters to me is ensuring my clients are well-informed about the market landscape before making their decision to embark on this journey. Each property needs a unique set of strategies to achieve the best selling price. There were some challenges due to the low volume of transactions in the cluster, and common objections by the viewers. Hence, the presentation done for each viewing has to be very strategic in pointing out the potential of the unit itself and the upcoming transformation of the area, & why it is deserving of its price-tag. Basically, showing buyers what they cannot see now, and showing them why the house can be a good match to their family's needs. Eventually, the buyers fell in love with the space and layout, and also caved in to our 3 months extension of stay request after some hard rounds of negotiation. Numbers don't lie! This is the reason for you to look at these charts carefully. If you had the choice which would you choose? RCR or CCR, 99 years leasehold or freehold?
There is a window of opportunity now, with the narrowing gap between RCR and CCR prices, OCR setting new benchmark prices whereas CCR prices have not increased much. These are the very reasons that are making CCR so attractive to many investors today.

The buyers that I'm serving lately have a need to upgrade for a larger space, and thus are turning to older resale projects. However, I've come to realize a common trend - they are searching for a larger sqft but are not analyzing the floor plans in detail.
Older resale projects were designed very differently from the newer ones in the market these days. One reason is due to the bigger land sizes developers previously had and could be creative in how they designed the buildings. Land these days are scarce and expensive, and to make the most of it, they have to design it in the most efficient way possible so buyers would take it up.
Here, I share a case study of my client who merely considered the sqft size and not the efficiency of the floor plan, coupled with the analysis of his $psf entry price, it wouldn't make it the safest buy for him in future years. A safe buy needs to be something that can get you a healthy pool of buyers when you do plan to exit.

To answer that, one of the indicators you will need to look at is the upcoming land prices and how much they were being sold at. A clear indicative trend is that land prices developers are buying are only getting more expensive, and that will translate to higher selling prices to buyers.
I have here a fine example of how choosing to wait out to buy, will only cost you more.
Haig Road and Haig Lane, both sold almost 2 years apart, is now seeing a ๐๐ป๐๐๐๐ผ๐๐บ $450psf difference in breakeven price, a 28% increase!
The question now is, are you buying at a high? Or do you think it'll continue trending upwards, and entering now than later is still a safe move?

In a short matter of time, 2 clusters just above Greenforest will reach its MOP, and will appear more desirable to potential buyers. Though it is known that BTOs are profitable, each family's plans and timelines are different, and must first be discussed amongst themselves whether the move makes sense to them, along with proper financial and timeline planning.
