Fannie Mae & Freddie Mac made a clarification today that buyer-paid real estate commissions will not be counted towards the seller concession limits. Since they've always viewed real estate commissions as customary to the transaction and have never included them in the seller concession limit, they're considering the recent changes due to the NAR ruling as "business as usual," and buyer paid commissions will not affect the seller concession limit. Your buyers can still use a seller concession to help absorb some of their closing costs into the purchase price, which will free up the cash they have to pay a buyer's agent commission.
