Deadline to Renew Approaches!
It is interesting that every year we get down to the last few days and someone calls our office in a panic because they aren't sure if they have renewed or they haven't received anything from their regulator that they have processed their application.
First, realize that regulators all across the United States are receiving updwards of 600 renewal requests per day. You may not actually receive your renewal until 2024. That is not necessarily a cause for panic. As long as you have done your part and you show authorized to do business in the NMLS system you should be fine.
You might ask, what was my part? Here is your checklist.
1. Did you complete the required number of hours to renew for your state? Texas requires 8 hours.
2. Did you rececive an email from NMLS that your hours have been credit banked? If not, check your education record in NMLS. If they do not show there, contact the provider you took your education from and find out what happened.
3. Did you go online and complete your attestation? No one else can do this for you.
4. Did you pay your renewal fee?
5. Did you get a receipt?
If you have completed all these steps you should be fine and continue to originate loans in 2024.
If you still have concerns, you can call us, your regulator or the NMLS help desk.

Friday last week our CEO, Juliana Brock was asked for her advice and wisdom by William Purce, Director of Mortgage Regulation for the Texas Department of Savings and Mortgage Lending.
After answering his questions, Juliana asked about the state of renewal.
In Texas we have a little over 55,000 licenses, however more than 22,000 are NOT eligible to renew.
This means they were issued a provisional license and still haven’t met the qualifications of licensure or have done something during the year to make themselves ineligible.
WOW! That’s a very high number, however, Texas had a record number of licensees applying in 2020 from other states that have since made other decisions.
Though we as a company saw a small decrease in renewal numbers, it appears the industry is still strong. As of Friday, the state has had 30% of licensees apply for renewal which is slightly ahead of renewal numbers from last year.
We will have more information about renewals and numbers after the Emerging Market update next Tuesday. Watch this space for future updates
Artificial Intelligence can do many things…but I don’t think it can replace human interaction. In case you didn’t know, FHFA made the decision to integrate the use of bi-merged credit reports beginning next year. This is an effort to phase out Classic FICO and go with newer models, FICO 10T and Vantage Score 4.0.
The thought is borrowers who may not use traditional credit are being left behind. Comment period has re-opened. Take advantage of this opportunity and give yourself a voice regarding this.
