The Raymond Hotel was a hotel in South Pasadena, California, and first major resort hotel of the San Gabriel Valley. put out by Steven Thomas, an economist, who specializes in the Southern California market, discussing real estate sales & statistics for Socal.
Interest rates went to their highest in 22 years last week to 7.49% and this week came down to 7.06%. It is having an impact on buyer affordability. Not necessarily prices. It’s a mixed market, some areas/some properties there is a mild slowing and in other areas there are still multiple offers and houses go under contract within 14-21 days. There is not enough inventory to satisfy the demand. (Who wants to sell and get rid of a 3% mortgage, to go into a 7% mortgage? Not as many people in order to have more inventory on the market).

Are Mortgage rates trending up or down?
The first thing that everyone wants to know seems to always be: will mortgage rates come down? Unfortunately, this is always the hardest trendline to predict.
However, here’s a piece of advice if you want to know what’s going on with mortgage rates—keep an eye on inflation.
As the Federal Reserve has increased its federal funds rate over the last year in order to bring inflation back down to its 2% goal, mortgage rates have gone higher and higher. But with news coming out in July that inflation reached 3%, down from a high above 9% in July of 2022, it gave hope that the Fed may slow their rate hikes as they get closer to their goal.
But during their July meeting, the Fed hiked interest rates by another .25% to a level between 5.25% and 5.5%. This is the highest that it’s been in 22 years. They also hinted that they may raise rates at their next meeting.
If the Fed were to pause rate hikes at their next meeting in September, we may see mortgage rates come down. In the meantime, it’s important to work with an expert lender who will monitor all the major and minor factors that affect mortgage rates. He or she will be able to tell you when you should lock a rate and when you should wait.

Info on loans and lenders: there are a variety of different lenders who do home loans.
1. Big banks: Wells Fargo, BofA etc. Lenders who work for big banks will primarily give you a loan from that bank. They don’t go to outside sources.
2. Mortgage Brokers: these are lenders who work for a specific brokerage/lender (Guaranteed Rate, Prosperity Home Mortgage, Homebridge) and they sometimes do “in-house” loans, meaning they loan their own funds to a borrower. Or they work with multiple sources of lenders and shop around for different products. For example, I have used mortgage brokers who source out the loan to places like US bank or Citibank because for some reason for that specific client, the loan was more desirable.
3. Credit Unions: some credit unions have been known to offer rates lower than other lenders and may be worth checking into.
4. Online lenders: Rocket Mortgage, Zillow etc. They do a lot of online advertising to draw in prospective buyers who need a loan.
In summary, it’s best to shop around and explore your options. Some lenders may not have products that suit you, while others will. If one lender doesn’t seem to have a product that’s attractive, it’s in your best interest to look around. You don’t always need 20% down. Lenders get creative to try and help a client get into homeownership. At least in California, homeownership is one of the biggest factors to wealth building.
