It’s not Monday, but we are going to discuss motivation for a minute. Knowing how you are moved to make a decision is important when going through any situation in which you are presented with choice.

🏡An informational or analytical decision-maker? Do you need a lot of data to come to a conclusive place? If yes, ask for market data, comparables in your target market, economic forecasts.
🏡An emotional decision-maker? Does it just need to “feel right”? If so, make sure you are physically seeing, touching, being present in the homes of interest. Drive the neighborhoods at different times of the day to be sure you like the “vibe”.
🏡Whether you are more in your head, heart or a little bit of both- keeping an eye on your “why” will be the most important piece of your decision-making journey. The why-factor can dictate the timeline, location, size and cost of a home purchase. Knowing why you want to move defines what you want the result of your choice to be. Knowing the end result carves the path every step of the way.

When all of my worlds collide - fitness, animals, therapy and real estate?!? I am telling you- I just can’t get away from it!
So there I was, seeking connection, (like I do) when I discovered a fabulous group on meetup- The Therapist Collaborative. I wasn’t sure, and still am not sure that I fully fit into the group, but the lovely, welcoming founder/manager assures me I fit. She’s the boss, so 🤷♀️ Anyhoo, we get to talking therapy, starting a practice, the learning curve, etc. when a neighbor/friend who is also in the group lets it slide that I also do real estate. I didn’t bring it up myself, because..I don’t know, it’s not my entire identity and I was in therapy mode!? Anyway, that’s when the founder lights up and says, “what an incredible combination of skills!” I’m all “??? It is ???” She then states how difficult it is to find the right units to rent/purchase for therapy businesses and how wonderful that I have insight into both worlds! 🤔
Therapy friends, is this a thing?!

Rochester, MI Market Update time!
Today's post will focus on comparing May 2022 statistics to those of May 2021 for the Rochester, MI School District:
🌳Median Sales Price: $460,650 up from $425,242 in May of 2021 - This means that the median overall price of homes in Rochester School District has increased 8.3% since last May!
🌳Median Price/Square Foot: $195/square foot up from $170/square foot - This means that in Rochester School District, the median price per square foot has increased 11.4% since last May!
🌳Median percent (sold) of last list price: 100.1% up from 99.7% in May, 2021 - This means, that the median final sales price of the home in Rochester School District has inflated with demand, which hovers right around the listing price. For those of you with math aversions: if a home is listed for $100,000 it is selling for $100,100.
🌳New listings: 1417 new listings this past month, down from 1523 new listings reported in May, 2021. This is where it gets very interesting for sellers in particular! The law of supply and demand arrived 2 years ago and it has become a challenging houseguest. The number of homes available to purchase has decreased by 7%, but buyers are still wanting to take advantage of low interest rates.
The Fed is predicted to continue to raise interest rates to curb inflation. I have seen the change mostly in number of offers on a given home drop from the frenzied 8-10 offers to 1-2 strong offers on an average home. Additionally, I have started to see more price drops in initial list prices, which is signaling a change locally.

Farmington Hills Market Update time!
Today's post will focus on comparing May 2022 statistics to those of May 2021 for Farmington Hills, MI:
🌳Median Sales Price: $360,000 up from $325,000 in May of 2021 - This means that the median overall price of homes in Farmington Hills has increased 10.7% since last May!
🌳Median Price/Square Foot: $166/square foot up from $149/Square foot - This means that in Farmington Hills, the median price per square foot has increased 11.4% since last May!
🌳Median % of last list price: 102.1% up from 100% in May, 2021 - This means, that now the median final sales price of the home in Farmington Hills is 102.1% of the list price. So if a home is listed for $100,000 it is selling for $102,100.
🌳New listings: 595 new listings this past month, down from 729 new listings reported in May, 2021. This is where it gets very interesting for sellers in particular! The law of supply and demand arrived 2 years ago and it still is not leaving. The number of homes available to purchase has decreased by 19%, but buyers are still wanting to take advantage of low interest rates. No, they are not as low as they were even 3 months ago, but they are still not in the double digits like home owners in the 90s remember. Economists continue to predict a market more favorable to the seller will remain in tact as long as inventory remains low.
