Stop focusing on what could go wrong. Instead start focusing on what could go right. Your own self limiting beliefs are what will cause you to doubt yourself, be cynical, think you are not smart enough, or make you quit. Each and every one of us has the power to be the best version of ourselves. This includes having the income and wealth that we desire and deserve. I have trained over 7,000 new real estate investors how to get started investing in real estate. I can tell you for a fact that the break through with most of my real estate training with coaching students does not involve teaching real estate systems and processes like what post card to mail, what to say to the seller, or what contracts to use. The real coaching is changing my student's core belief system. And that starts with their views and attitudes about money, income and wealth which is deeply related to their own inner fears of what could go wrong. Instead, focus on what could go right. Understand that you are the product of what you were taught. If your parents told you to go to school, get good grades and get a good job then that is your core belief system. And you have to figure out how to change that core belief. I can help you with that. I have changed many students lives and I can help you change yours. As long as you have a deep burning desire to change, and you are coachable and willing to follow instructions and listen, and you follow the steps that I give you, and are willing to do the work that is necessary to effectuate that change.

I only have this event once per year. So, if you are my student (or want to be) you can't say "I will come to the next event". Next time means missing this opportunity. NOW is the time to learn how to buy foreclosures and bank owned properties because the opportunity to buy is coming up which is why you need to be at this event. I have students that are millionaires from learning how to buy properties at a discount. They will be at this event and you will get to meet them and talk with them.

Foreclosures are surging, new foreclosures filings are backlogged with lenders (I know this for a fact from multiple sources inside loss mitigation at multiple banks) and there are a lot of foreclosures in the pipeline and there will be many more. Prices are dropping, inventory is rapidly increasing. There will soon be an opportunity to buy houses at a deep discount.

I made millions of dollars for myself and my students in the last Financial Crisis by buying at the bottom. You need to be ready for this opportunity by knowing how to find these bank owned properties and how to bid on them and buy them before your competition does. We excelled at this in 2009, 2010 and 2011 buying up more bank owned properties for pennies on the dollar than any other wholesaler/investor in South Florida.

We built a wholesaling business from the ground up in 2009 flipping up to 30 bank owned properties a month to hungry investors from Brazil, China, Israel, Russia, and many European countries. This time will be no different. When prices dip, the foreign investors will come. They love Florida.

I practically invented the teaching of buying and flipping (wholesaling) bank owned properties on sites like Hubzu and other online auction sites. I wrote the book "Wholesaling Bank Owned Properties" in the last financial crisis 13 years ago. It's still in the top 30 real estate books on Amazon all these years later.

Now 16 years after the last financial crisis we are being presented with another opportunity which is rapidly approaching. And just like then, most people are not prepared (or even aware that this is coming). To me it feels eerily similar like . The only difference is prices are dropping FASTER

The opportunity to buy the bottom I estimate will be in the next 12 to 18 months. It may be shorter or longer but we are at least another 20% away from the bottom. I don't think it will be years like the last financial crisis. If rates come down 20% and prices come down 20% we will be in the buy zone.

Which means you need to learn how to find these bank owned properties on online auction sites NOW, so when the time comes you can pounce on them, bid and buy. The opportunity to sell has already passed. If you don't believe me list your property for sale on the MLS and you will find out very quickly that Zillow lied to you. Buyer's cannot afford the payments with rates and prices at current levels.

P.S If you still think your house is worth what Zillow says then I have some news for you. I just purchased a house today at 65% of Zillow's estimate. This house is remodeled and needs zero work. The seller listed it for sale on the MLS at the Zillow estimate (recommended by his realtor) and could not sell the house. It sat on the market for 6 months got one offer where the seller could not qualify for the mortgage and backed out before the seller dumped the house to a cash investor (me) at 65 cents on the dollar.

This is now (Feb 2024). Not 2008. And this is just the beginning.
If you still believe the Fed, and think the economy is fine. It's not. The Fed lied to you and is consistently lying to you. There is a huge problem looming that will affect the entire banking sector, the economy and real estate in a huge way. Hundreds of regional banks could fail (5 already failed in 2023). This crisis has already begun and it's going to get much worse before it gets better.
Will you be ready to buy these bank owned properties when these same banks are liquidating?
